Project Summary
Introduction
Bozeman Montana is a truly special place; a place loved by all walks of people that live here. It
is more than just a city, but rather a place to enjoy, to recreate, to get involved in, and a place to love.
In the heart of Bozeman, South 8th Ave. is a walkable neighborhood within the NCOA district and a close
distance of Downtown.
We are excited to propose a custom residence along 8th street that will bring up the street
presence and quality of the neighborhood . There is currently an existing structure on the lot being used
as a small single family residence. This structure has reached the end of its economic lifespan, maintains
no historic significance, and is listed as qualifying within a potential historic district and per Sec.
38.340.100 of the Bozeman UDC can be demolished. By demolition of this structure we are creating
opportunity for residence that focus on appropriate density, useable and beautiful outdoor space, and
high-quality design that will add to and fit within the context of the Downtown Bozeman.

The project is located along South 8th Avenue close to the Sobo Lofts.

Existing Structure
209 S 8th Ave was constructed before 1904 and historical searches show no persons of
interest ever residing at the property. It is a one and a half story single family residence that
has a square plan. The façade consists of fixed and casement windows, a slightly offset gable
entry and a nine light front entrance. Simple brackets support the gabled entry hood. The
frame construction is finished in a wood imitating aluminum siding and the house rests on a
concrete foundation that is not built to current codes and will ultimately need structural
retrofits or replacement to prevent settling. The gabled roof is covered with asphalt singled
and the rear and the front gabled end has returning eaves. The axis of the roof is
perpendicular to the street. There are two additional buildings on the site, a drop sided
double garage and a small shed.
The property in its current condition is showing wear from the elements. It is currently
a qualifying structure in a potential historic district, however it is not classified contributing or
located in a specific historic district. Remodeling and adding on to this property to bring the
property to standards reflective of the current Bozeman housing market would be cost
preventative. The foundation is not suitable for addition or modification, would need
structural alterations and the existing materials on the house including the non-wood siding
would need to be replaced. It is our proposal that we demolish this house and re-create a
single-family residence that responds to the neighborhood.

Site Context
1. The site is approximately 82’-0” wide with alley and street access. It is the only property
on the block with street access for its driveway and garage. We are not requesting to
keep the drive access to S. 8th Avenue.
2. The neighborhood is primarily residential with a close vicinity to the downtown
commercial corridor and transit corridor. It is a potential historic district.
3. The property is surrounded by qualifying structures.
Design
209 S. 8th Ave is a contemporary Scandinavian inspired design that pays homage
to the historical context around it with steep roof pitches, simple gables, and modest
detailing. The materials will be a mixture of warm vertical wood siding, dark gray
shiplap siding, black brick, and cold rolled steel. The composition of the massing
defines the architecture as new and modern while paying respect to the historic design
typically found in the neighborhood.
Architecture
The main house consists of a simple 10:12 gabled roof and is two stories. The
roof pitch mimics slopes consistently found in adjacent houses. There are flat roof
sections and the materials compliment those traditionally found in the neighborhood.

The main façade and faces S. 8th street and has adequate yet modest fenestration.
The entrance consists of a 3’-0” overhang with floor to ceiling glass door/window
that faces the street. There is a side yard entrance to the South that provides access to
a beautiful South facing yard. The main living spaces open to the side yard on the
South allowing great solar gains and access to a warm yard that can be used as an
outdoor space in the Spring and Fall as well as the Summer. The side yard has a
fireplace patio that provides privacy from the busy 8th street corridor. There is an
ADU along the alley with the same roof pitch.
Mass and Scale
209 S. 8th is an appropriately scaled building for the South 8th Corridor. It
contains less mass and height than the property to the South and is a little larger that
the property to the North. It complies with Form and Intensity Standards found in
the Bozeman UDC.
Building Quality
209 S. 8th Residence utilizes a few main materials to create visual interest yet
maintain simple and elegant design. The main houses will be primarily finished with a
painted smooth wood shiplap siding. This material will create a clean look that is
maintenance free. To create contrast with the clean dark gray siding, flat roof masses
will utilize a vertical natural wood siding that will add warmth to the façade. Detailing
will be composed of cold rolled steel and dark bronze trim to match the standing
seam roof. The base of the structure will be finished with a dark bronze metal
flashing.
Large windows and glazing will be incorporated into the project to create balance
along the facades, allow for indoor light, views, and solar gain.
Building Roof Form
The primary roof form consists of 10:12 gable end roofs. The 10:12 slope with
gable end roof form is commonly found along this street. The roofs will be finished
with dark slate standing seam roof. There are some minor modern flat/shed roofs to
provide contrast to the historic roof forms and create weather and solar protection
over openings.
Site Design
The site is just over 10,000sf in area which will allow us to create dynamic and
useful outdoor spaces. We have turned the indoor-outdoor connection from the
house to the yard on its side, so it faces the South for solar exposure. There is a
landscaped pathway along the South side allowing for circulation from the street to
the alley.

Parking and Vehicle Access

Utilities
Electric and Gas come in from the Alley. Electric is currently overhead and will
be relocated underground during redevelopment. Water and sewer appear to come in off S.
8thrd Ave. Engineers to verify.
Building Design
Building design complies with UDC.
