Project Narrative:
This project is a pad site located within the Ridge PUD, and will be a single building. The building is two stories,
15,120 gross square feet.
The number of parking spaces provided for this project in the PUD is 38, and the number of spaces provided by the
PUD for this pad site is 41.
Currently the project consists of just the shell for Level 1. The plan is for two separate tenants, a business or other
professional use. Level 2 will be (6) 2-Bedroom multifamily residential units.
The building height varies; the highest point being just under 31’.
Since this project is in a PUD, we did not submit for a concept review. We have had a pre-application meeting with
the city, and submitted and were approved for a MOD to the PUD. We have obtained a Concept Review Waiver from
the City of Bozeman, which is included in the documentation. The MOD approval is also included in the
documentation.
At this time, no departures from the Bozeman UDC are being proposed.
Block Frontage Narrative:
The building setbacks are set forward in the PUD, and also comply with Bozeman UDC Table 38.320.030C.
A 15’ Front setbacks is provided on Ravalli St. Per Bozeman UDC Table 38.510.030D, buildings placed on the
sidewalk edge must comply with the Storefront block standard. (Does not apply to our project)
The PUD orients the buildings more to the parking lot than the street, so the design of this building has followed this
direction as well. The main entries face the parking lot and sidewalk, with secondary egress on the East and West,
as well as the main entries to the residential units.
Façade transparency (Also narrated and illustrated on Exterior Elevation sheet A2.01). The building provides a
minimum of 25% glazing between 4’ and 8’ above adjacent sidewalks, for non-residential units on the ground floor.
Additionally, since the project is mixed use, it also complies with the provision that a minimum of 15% of the entire
façade facing the street be transparent.
Affordable Housing:
This project is not required to provide affordable housing, per 38.380.030, since fewer than 10 market rate homes are
provided.
