reservations, encroachments, and rights of way of record, and those which would be disclosed
by an examination of the property;
TO HAVE AND TO HOLD the said property, together with all tenements, hereditaments and
appurtenances unto GRANTEE and its successors and assigns forever. GRANTOR does hereby
covenant to and with GRANTEE that it is the owner in fee simple of said property; and that
GRANTOR will WARRANT and DEFEND title to the same, subject to the limitations set forth,
from all lawful claims whatsoever. Except as to the exceptions set forth above, this Warranty
Deed is made with the usual covenants expressed in Mont. Code Ann. § 30-1 1-109.
