COMES NOW the City of Bozeman,121 N.Rouse Ave,MT59715,a Municipal Corporation of the State
of Montana hereinafter ("GRANTOR")and does hereby releaseand reconvey the followingdescribedeasements
unto VC Development,a Montana Limited Partnership,as follows:

WHEREAS the Grantor isthe legalrecord titleholder of a 30'storm and accesseasement and 10'public
utilitycasement situatedacross Lots 1 &2 of Block Iof Catron Crossing Subdivison,City of Bozeman,Gallatin
County,Montana.
WHEREAS the above utilitycasements were granted by Catron Crossing Final Plat by the following
instruments:
Final Plat of the Catron Crossing Subdivision,of record in Book J of Plats,Page 662,recorded on February 5,
2020 at the Clerk and Recorder's Office of Gallatin County,Montana.
WHEREAS no public utilitiesare located within the easements to be released and the vacation of the
said easements willnot adversely impact the Grantor's or the Public utilitycompanies interests.
WHEREFORE,the Grantor does hereby releaseand reconvey toVC Development,a Montana Limited
Partnership,those portions of the utilitycasements located on the above described realproperty as set forthon
the Exhibit attached hereto together with any right,title,or interestthat the Grantor may have in said utility
casements as set forthon the Exhibit attached hereto and incorporated herein by reference as though fullyset
forth and shown on the Exhibit.
This reconveyance shallnot affectthe remainder of those casements shown on said Book of PlatsJ,page
662 in the Clerk and Recorder's officeof Gallatin County,Montana.
