The house is a single-story, wood-framed, vernacular Hall and Parlor form residence constructed between 1904 and 1912. The residence was previously recorded by James R. McDonald Architects in 1984 and subsequently included as a contributing structure in the Cooper Park Historic District (24GA0953) in 1987. McDonald (1984) describes the site as follows: “This one-and-one-half story single-family residence has an irregular plan with an enclosed gable-roofed front vestibule. The one-bay facade is symmetrical and consists of a glass-paned front entrance with 6/1 and 1/1 double-hung windows. The frame construction is finished in 3” bevel siding and sits on a cinderblock and concrete foundation. The gable roof is covered with light green asphalt shingles and has an interior chimney. Outbuildings include one shed. The axis of the roof of the house lies parallel to the street.” Metcalf staff visited the site in April 2021 and found this description remains accurate, and offers the following additional details to the architectural description: Feature 1 is a single-story, wood-framed residence constructed between 1904 and 1912. The residence is T-shape in plan and rests on a painted concrete and cinderblock foundation. The exterior is clad in drop wood siding with vertical corner boards. The enclosed front porch is clad in composite board with vertical wood siding in the gable peak above. A small shed-roofed addition at the intersection of the south and west arms of the T-shape is clad in horizontal vinyl siding. The main portion is topped with a cross-gabled roof, while two small additions to the west elevation have shed roofs. All roofs are clad in asphalt shingles. The eaves are open and prominent outriggers are visible in the gable peaks. Modern metal gutters are attached to the rafter ends with zip ties and two interior brick chimneys are visible above the roofline. The shed-roofed addition at the intersection of the south and west arms of the T-shape supports a rectangular skylight. The façade faces east onto S 7th Ave. The primary entrance is centrally located in an enclosed front porch that extends out from the façade under a gable peak. The entrance is accessed via concrete steps and a concrete walkway. The east and north elevations of the enclosed porch each support a four-lite wood window with wood surround and sill. To the south of the porch is a one-over-one lite hung window with wood surround. To the north of the porch is a six-over-one lite hung window with wood surround. The north elevation supports a six-over-one hung window, a one-over-one lite hung window, and a four-lite window, all with wood surrounds and wood sills. At the southwest corner of the elevation, on the north elevation of the shed-roofed addition is a modern one-over-one vinyl window. The west elevation of the residence supports a shed-roofed addition. An at-grade entrance has been boarded over at the southwest corner of the elevation, a concrete pad and step are still present in front of the door. The south elevation has a boarded over rectangular wood window and a side-hung, modern, vinyl door with nine inset lites near the intersection of the south and west arms of the T-plan. A modern shed-roofed addition has been added to the reentrant corner of the west and south arms. The addition is clad in modern vinyl siding and a skylight is set in the roof above. A pair of one-over-one hung windows with wood surrounds is at the southeast corner of the elevation. Feature 2 is located at the southwest corner of the property and is a single-story, front-gabled, shed clad in vertical wood siding. A pair of wood side-hung doors are centrally located on the east elevation. The site is located on an interior lot between Babcock Street and Olive Street on South 7th Avenue. Three mature coniferous trees are at the northeast corner of the lot. A large bush obscures the south portion of the façade, and similar bushes line the south property boundary. Overall, the site is in good condition. The foundation of Feature 1 is cracking, and the exterior cladding shows wear. Additions to the west elevation affect the integrity of design. All other aspects of integrity are retained. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: Site Number: 24GA0953 (Cooper Park HD) HISTORY OF PROPERTY (by C. Hendry, Extreme History Project) The property currently addressed as 113 South Seventh Avenue was platted as the Park Addition on May 19, 1883 by Nelson Story, John S. Dickerson and Walter Cooper. The Sanborn maps indicate a very small dwelling was constructed on the property between 1904 and 1912. Between 1912 and 1927, the residence was either replaced with a larger dwelling or increased in size. Between 1927 and 1943 the residence was again enlarged, and a half story added. The first documented owners of the property around the time the small house was constructed are W. J. and Ollie Boomer, who purchased the property on an unknown date. Wilbur Boomer and Ollie “Olive” Morse had been married in Big Timber, MT on August 2, 1902. Wilbur was a farmer and livestock dealer in Bozeman and Ollie taught in the public schools in Bozeman (The Anaconda Standard, 24 August 1902). The Boomers sold the property to Mary K. Stout on September 12, 1916. Mary Stout deeded the property via quit claim deed to Martin Jacoby on March 22, 1928. Martin Jacoby was born in Gentry County, MO and came to the Gallatin Valley in 1882. He worked as a ranch hand and then in 1886 went into partnership on a cattle ranch in the Madison vVlley with David Corbett. Several years later, Jacoby went into the stock growing business on his own in the Gallatin Valley. After retirement, Jacoby continued as president for the Gallatin Lumber Company and as a director of the Manhattan State Bank. Martin Jacoby married Frances Hutchinson in 1897 (Great Falls Tribune, 13 January 1938). Martin Jacoby sold the property to Clara Hutchinson, his stepson's wife, on June 8, 1937. Clara Hutchinson was born on October 20, 1879 in Norway to Martha and John Havig. She married Fred Hutchinson on July 23, 1907 in Lewistown, MT. Clara and Fred Hutchinson lived in this residence from c. 1929 to c. 1931 when it was owned by Martin Jacoby. While Clara Hutchinson owned the residence, she rented it out to various people including James Veltkamp from 1940 to 1942 and Henry Timmer in 1944 (R. L. Polk & Co., 1940, 1942, 1944). Clara Hutchinson sold the property to Anna Ruhsamer on June 18, 1945. Anna Stuhlfelder Ruhsamer was born on February 2, 1873, in Munich, Germany. Anna married Sebastian Ruhsamer on June 14, 1890 in Livingston, MT. They ranched near Murit, MT until 1919 when they purchased a home on a 5-acre tract near Livingston, MT. Sebastian Ruhsamer died in 1944 (The Independent-Record, 15 August 1944). Anna purchased this residence shortly after Sebastian’s death, and lived in the residence briefly during ownership before her own death on April 16, 1954 (Ancestry.com, 2001). Anna Ruhsamer sold this property to her daughter, Elizabeth Nuber, on July 9, 1945. Elizabeth Nuber was born on July 23, 1895 in Missouri to Anna and Sebastian Ruhsamer (Ancestry.com, 2001). Elizabeth married William Nuber on November 1, 1913. William was born in Germany, immigrating to the United States in 1902, first settling in Watertown, SD before coming to Bozeman. While in Bozeman, William worked for Kopp Butcher Shop and later owned and operated the Nuber Slaughterhouse (The Billings Gazette, 09 June 1956). Elizabeth Nuber sold the property to Cherie Boylan on May 29, 1973. Mike and Cherie Boylan sold the property to Richard and Sharongae Smith, H. Burton and Margaret Hoffman, and Joe W. and Eleanor E. Berry on May 24, 1973 (these dates might be transposed in the deed records). Gene Cook purchased a 1/3 interest on May 30, 1978. Gene E. Cook, H. Burton Hoffman, and Richard H. Smith sold the property to Gene L. and Patricia L. Staples on June 1, 1990. The Staples sold the property to Hiram M. Martin and Maria A. Santos on September 16, 1991. The property went back to the Staples on January 9, 1992. They sold it to Karl A. Kovash on July 20, 1992. Kovash sold the property to Laura and Robert H. Kovash on August 13, 1993. The Kovashs sold the property to Jean L. Guinn on September 27, 2002. Guinn sold it to Nicholas T. and Monica W. Harris on September 30, 2003. Monica Harris deeded the property to Nicholas Harris on January 26, 2010. Nicholas Harris deeded the property to Andleeb G. Dawood and Nicholas T. Harris on May 2, 2013. Andeleeb G. Dawood deeded the property to 113 LLC via a grant deed on February 6, 2014. 113 LLC is the current owner as of April 2021. The site was previously recorded by James R. McDonald Architects in 1984 who determined the structure to be a “neutral element within a potential historic district” (McDonald, 1984). Despite this finding, 113 South Seventh Avenue was included as a contributing element in the Cooper Park Historic District nomination in 1987. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. 113 South Seventh Avenue is considered eligible as it is currently listed in the NRHP as a contributing site within an existing historic district: the Cooper Park Historic District (24GA0953). The site has known historic associations under Criterion A and C and is significant for illustrating the "distinct development in the early 20th century, during Bozeman's coming of age as both a modern city and as the economic and cultural center of the Gallatin Valley." According to the 1987 NRHP nomination, as one of the District's many Bungalow style houses, it reflects general trends in American architecture and is a representative example of the type of houses available to people of relatively modest means in the early part of the 20th century. Metcalf finds that site retains its character-defining features and has sufficient integrity to maintain its NRHP-listed status a contributing property to the district. Two shed-roofed additions to the west elevation affect the integrity of design, though neither addition is visible from the public ROW. All other aspects of integrity remain intact. The site retains sufficient integrity to convey historic character.
