RE: Historic Neighborhood Certificate of Appropriateness (NCOA) and Demolition Application
1410 South Third Ave. – NCOA and Demolition Applications
Dear COB Planning Staff:
Please see the attached Historic Neighborhood Certificate of Appropriateness (NCOA) and Demolition
Within the NCOD Application package for 1410 S. 3rd Avenue. The subject property is defined as Lots 26‐
29 of the Butte Addition to Bozeman and is located in Section 18, Township 2 South, Range 6 East, P.M.M.,
Bozeman, Gallatin County, Montana. The site currently consists of 4 lots and includes one single family
home, which will be demolished. The proposed improvements involve aggregating the existing 4 lots into
2 separate lots and constructing two separate single‐family homes, one on each of the two proposed lots.
A Subdivision Exemption application was previously submitted to the City for the lot aggregation
(application #21296). The City of Bozeman Planning Department has stated that the Subdivision
Exemption will be approved once the existing home is demolished. Please see below for our project
narrative and additional information regarding the existing structure and proposed improvements.
Existing Conditions/Property Information:
The existing structure is a single‐story home with a daylight basement and was built in 1954 according to
Montana Cadastral records. The subject property is not within a historic district and is not listed as
“eligible” or “contributing” according to the Bozeman Historic Resource Inventory Map. No property
record form is available for the subject property. Demolition of the existing structure is necessary to
enhance the configuration of the property for the proposed conditions. The proposed configuration will
result in two separate structures desired to be on separate lots. The current lot configuration is such that
the existing structure is spanning multiple lot lines (4 original lots currently considered to be one lot). In
order for the lot aggregation/realignment to be approved, the existing structure must be demolished. A
site plan demonstrating the existing conditions of the property is included with the application. Figure 1
shows current photos of the existing structure.
Proposed Improvements:
The proposed improvements involve aggregating the existing 4 lots into 2 separate lots and constructing
two separate single‐family homes, one on each of the two proposed lots. The proposed single‐family
residences will be 2‐story homes with attached garages. Both lots will also include a detached garage with
an accessory dwelling unit above. Water and sewer service for the accessory dwelling units will be served
via the new services for the proposed homes. New driveway approaches are proposed for each lot along
South 3rd Avenue. All proposed utilities will connect to existing water and sanitary sewer mains located in
South 3rd Ave. which already service the area. All driveway approach and utility improvements will be in
accordance with the COB Design Standards and Specifications. The existing structure, along with any
