Lots 1 & 2 are included within the previously approved Catron Crossing Subdivision Water System Improvements Water Main Extension Basis of Design Report, July 2017. This report attached and has been highlighted reflect the information relevant to Lot 1 & 2. The installed 8-inch water main within the Catron Crossing Subdivision serves Lots 1, 2, 3, 4, 5, 8, 9 and 10. The report calculated that the total peak hour daily flow for those lots is 88.1 gpm assuming a flow of 2,000 gal/acre/day for COB Planning Zone B-2. Per the report, the project can service the water and fire flows from Lots 1 & 2. Refer to the attached Catron Crossing Water Report for additional information. The planned water main extension is being designed to serve the remaining portion of the property contained in C.O.S. 1827A, the Catron Crossing Subdivision. Two existing lots (Lot 6, Taco Bell and Lot 7, Comfort Suites hotel), already have existing water and sewer services. This project will extend approximately 1,027 feet of new 8-inch Class 51 D.I.P. water main into the Catron Crossing Subdivision to serve the remaining lots. The new 8-inch main will connect to an existing 8-inch stub (constructed as part of EQ#17-1052) at the north-west corner of the existing Taco Bell site on Lot 6. The main will continue to the north and to connect to an existing 12-inch line that bisects C.O.S. 1827 A. From the connection at the existing 12-inch line, the 8-inch main will continue proceeding to the north-west and terminate at the property line (with a hydrant). Three fire hydrant assemblies are proposed for the project. The project includes several water services to the lots (Lots 1, 2, 3, 4, 5, 8, 9 and 10). b. System Owner: City of Bozeman PO Box 1230 Bozeman, Mt 59715 4 1.1.2 Extent of Water Works System, including: a. The proposed water main extension is an extension of the City of Bozeman water infrastructure in the area. The water main extension is proposed for the remaining lots of the Catron Crossing Subdivision (remaining parcel of C.O.S. 1827A). This subdivision is zoned B2, (community business). Comfort Suites (Lot 7) is already located on the parcel along with a currently under construction Taco Bell (Lot 6) and is served by a water service from the main located in Catamount Street. b. The project will extend approximately 1,027 feet of new 8-inch Class 51 D.I.P. water main into the Catron Crossing Subdivision to serve the remaining lots. The proposed Catron Crossing Subdivision site has existing grades of less than 4% and mostly Turner Loam soil deposits. b. The remaining lots within the Subdivision are favorable for building foundation construction. 5 c. The ground water flows from the south to the north and is approximately 5-10 feet from the existing ground elevations (per Montana Bureau of Mines and Geology website). 1.1.5 Water Use Data The following section addresses the design capacity and flow requirements discussed in Section 8 of DEQ - 1. The proposed water main extension will serve the future development on the remaining lots within the Catron Crossing Subdivision. The capacity requirement for the water main extension is calculated as follows: Remaining Catron Subdivision (Lots 1, 2, 3, 4, 5, 8, 9 and 10): Assumptions: Zoned B2 (per the City of Bozeman’s Capital Planning) = 2,000 GAL./ACRE/DAY (COB Design Standards Table V-1, page 52) Remaining Catron Lot site is 15.84 Acres Average Daily Flow (ADF) = (2,000 GAL./ACRE/DAY)*(15.84 ACRES) = 31,680 gpd = 22.0 gpm Peak Hour Daily Flow (MDF) = 3.0 x Avg. Day = 3.0*22.0 = 66.0 gpm Irrigation Demands: Assumptions: 30 inches*acres/year will be used for irrigation 30% of the site will be irrigated Remaining Catron Subdivision = 15.84 acres Area to be irrigated = 15.84 acres * 30% = 4.75 acres 30 inches*acres/year * 4.75 acres = 142.5 inches*acre/year 142.5 inches*acre/year = 3,869,217 gallons/year 3,869,217 gallons/year = 10,601 gpd = 7.36 gpm 6 Peak Hour Daily Flow (MDF) = 3.0 x Avg. Day = 3.0*7.36 = 22.08 gpm Total Peak Hour Flow = 66.0 gpm + 22.08 gpm = 88.08 gpm 1.1.6 Flow requirements a. Average Daily Flow: 29.36 gpm Maximum Daily Flow: 88.08 gpm Minimum Working Pressure: 35 psi Minimum Pressure for Fire Flow: 20 psi b. Fire flows are based on the City of Bozeman Fire Department requirements for this commercial development of 1,500 gpm for a 2- hour duration. Calculations have been completed using a simplified, but conservative, approach. The calculations are based on a reported available fire flow and pressure at a fire hydrant on Catamount Street near the south subdivision boundary. The calculations utilize this connection point for the proposed 8” main and assume a 1,336 foot long dead end main at the street terminus at the west boundary of the subdivision thus not taking into account the additional connection to the existing 12 inch main in the middle of the project. Given the City of Bozeman 8” minimum water main size there is no reason to provide a more detailed analysis that would show that the needed fire flow could be met at a higher pressure than the computed 79 psi. Attachment A calculations show that there will be sufficient pressure for fire flow. Per the City of Bozeman Water Facility Plan 2005, a fire hydrant located less than 500 feet to the north of the proposed subdivision has a max day pressure of 100 psi and an available fire flow of 9246 gpm at a residual pressure of 20 PSI. 1.1.7 Sources of Water Supply Water is supplied from City of Bozeman. 1.1.8 Proposed Treatment Processes: Non-applicable. 1.1.9 Sewage System Available The area is served by the City of Bozeman wastewater treatment facility 7 1.1.10 Waste Disposal Non-applicable. 1.1.11 Automation Non-applicable. 1.1.12 Project Sites a. The project site has been zoned B-2 by the City of Bozeman. b. The project site has been zoned B-2 by the City of Bozeman. The existing site is bound by Catamount Street to the South and East Valley Center Road to the North- East and an undeveloped field to the West. c. The wastewater at the site will be conveyed to the City of Bozeman wastewater treatment facility. 1.1.13 Financing Non-applicable. 1.1.14 Future Extensions With the proposed 1,027 feet of new 8-inch Class 51 D.I.P. water main installed in Catron Crossing Subdivision, no future extension will be needed.
