RELEASE AND RECONVEYANCE OF EASEMENT(S)
COMES NOW the City of Bozeman, 121 North Rouse Avenue, Bozeman, MT 59715, a
Municipal Corporation of the State of Montana hereinafter ("GRANTOR") and does hereby
release and reconvey the following described easement(s) unto VC Development, LLC, a
Montana Limited Liability Company as follows:
W I T N E S S E T H
WHEREAS the Grantor is the legal record title holder of the 30’ Stormwater Easement and
Access easement(s) situated across Tract A-1 of the Corrected Certificate of Survey No. 1827A
of Catron Crossing Subdivision, City of Bozeman, Gallatin County, Montana.
WHEREAS the above 30’Stormwater Easement and Access easement(s) were granted
December 19, 2019 and recorded on February 5, 2020 at the Clerk and Recorder's Office of
Gallatin County, Montana.
WHEREFORE, the Grantor does hereby release and reconvey to VC Development, LLC,
those portions of the easement(s) located on the above described real property as set forth on
Catron Crossing Subdivision Final Plat J-662 attached hereto together with any right, title, or
interest that the Grantor may have in said easements as set forth on the Final Plat attached hereto
and incorporated herein by reference as though fully set forth and shown on the Final Plat.
This reconveyance shall not affect the remainder of that easements shown on said Book
of Plats J, page 662 in the Clerk and Recorder's office of Gallatin County, Montana.
