I, of course, support the affordable housing component of the
firestation sale and the TIF incentive to make it work. However, Iwould propose that rather than 50 affordable units at 120% of AMI
you consider proposing 25 market rate units and 25 workforcehousing units with a base rent 70% of AMI in the year they are
completed with annual rent increases limited to no more than 4% peryear or the annual percentage increase in the AMI, whichever is less.
In the case that the units are condominiumized and sold I suggest thatthe sales price should be limited to no more than 2% each year over
the original sales price . Additionally, I suggest that the workforcehousing units rents and / or sales prices be monitored by the City's
affordable housing program manager.
