City Leaders, In response to the North Central Master Planned District, I have a few comments. -First of all, as I understand it, the application was filed in direct alignment with the City Growth Policy, UDC, Downtown Plan, and Neighbourhood Conservation Overlay District. Ittook over 2 years of planning and consideration to do so, in order to ensure city guidelines and requirements were met as it was written in the application. -The developer also had several meetings with surrounding neighbors, businesses, employees,and current directors of the NE Neighbourhood Association. As a result of that feedback and conversation, the plan for a walkable lifestyle infrastructure was attained, and included manyrequests such as public art, permeable blocks, hidden parking, and a mix of other uses. -This Plan will be a welcome addition to an ever evolving downtown neighbourhood that promotes a smart growth, walkable, business and employee friendly community. Not tomention the Tax Base that will multiply exponentially, and more housing in a known area where the demand is there and continues to be a popular landing spot for all different types ofpeople. -Our current market has less tan 40 options in the city limits for sale! This will add some much needed inventory! -Jobs will be created, and this will continue to add to the Downtown corridor, making it evenmore of a destination for our community. -And Finally, The following excerpt from Smart Growth America "Smart growth means reinvesting in America’s downtowns and main streets, the economic engines of big cities and rural towns alike. Smart growth means creating homes for families of all income levels alongside one another in locations where daily needs are close by. Smart growth means diversifying our transportation system so Americans have a choice in how they get around. Smart growth means building streets that are safe for people walking, bicycling or using any sort of assistive device, as well as driving. Smart growth means protecting our open green spaces for generations to come. Above all, it’s about helping every town and city become a more economically prosperous, socially equitable, and environmentally sustainable place to live, helping everyone flourish." This North Central District plan seems to cover all or most of the smart growth ideal, andgives many more options to our community looking toward the future.
