Dear City of Bozeman: WETLANDs -- Be sure to identify and address Tonight I spoke briefly during Public Comment to share some data. In the prior 4.2ac ZMA for the Billings Clinic, the pond areas were noted but not really as Water Features nor even mentioned as WETLANDs. Using the Bozeman Interactive Viewer for either Community Development OR Public Works, the + Wetlands can be turned on, viewed, and verified on-site. As this overall project desires to support connectivity, please ensure the applicant considers how to best use this area... including for pedestrian connectivity--but also what things can be done to protect water quality, and avoiding litter, pollutants, etc. STORMWATER Management with/without City service/capacity nearby [Board member Mr. Chris Egnatz spoke toward impervious surfaces and the need to ensure Stormwater is management correctly as there are a lot of buildings and parking areas, and not a lot of light green stormwater connections, again as shown on the attached Bozeman Viewer map. Handling of Stormwater will be incredibly important for this project, sight, and surroundings--unsure of City SW capacity. Use of structured parking instead of all surface lots may help.] How Tall are Buildings? Data points and Math re: 135ft Request Internet Browser searching, I found a tool/database "www.emporis.com" that provides Building Heights (around the globe). For Bozeman, it shows residence hall dormitories of Hedges (South & North) at MSU to be 11 stories and 133ft in height. +They are also TOWERs (tall and narrow shaped) not large/long block buildings. In Missoula, it shows two residence Halls as +Alber[t] & Jess Hall which are 11 stories at 137ft tall in height +Millennium Building 9 stories 128ft in height +Wilma Building 9 stories 103ft in height During tonight's Staff and Applicant presentations, it was mentioned for MEDICAL buildings 12ft - 15ft per floor may be needed. Conceptual plan lists 6 or 8 floors maximum via requests for their PUD. Mathmatically 6 x 12 = 72ft 8 x 12 = 96ft 6 x 15 = 90ft 8 x 15 = 120ft Yet, the 135ft request for this PUD is for 15ft higher than even the 15ft per floor that "might be needed." Height blocks views. Part of health and community is being able to see the beauty of Bozeman and the Gallatin Valley surrounding the hosiptal, campus, and wider community, too.
