Pubic Comment Response:Project: Alderson 5 Rowhouses Site Plan Application: 21164 Dear Lynn Hyde I oppose the site plan as submitted on the planning project website for the following reasons: Zoning Change: Moving from R-4 to R-5.The proposed change to R-5 would be done at the expense of maintaining a similar look and feel to the surrounding neighborhood(s). The immediate neighbor's homes maintain a singlefamily appearance and reflect the continuity of the neighborhood. The proposed structure is not within scale of the surrounding neighborhood(s) or immediate neighbors. Building Height:The proposed height of 45' 8", while to code for an R-5, is not appropriate and does not comply with the historic character or current look and feel of the surrounding neighborhood(s). The proposed project's vertical expression is not similar to the surrounding structures. The only structure in the neighborhood that peaks to a height of over 40' is the apex of the caddy corner church building. The church, even at this height, hassubstantial offset from the street and fits under a different building allowance, the churchsteeple. The proposed site project's height and blockly, common wall, row house building style will 1)drastically diminish the neighborhood's amount of sunlight cascade onto the sidewalks andstreets, and 2) visually impair the style of the current neighborhood(s) of single familyone/two story homes with 20' setback. The proposed project would create a three-storystructure/wall plus gables for the elementary school and the immediate neighbors' side andbackyards. This 45' 8" tall structure would create an obstructive visual nuisance. Other highdensity apartment complexes in the area have a lower building height than thesurrounding homes and provide large setbacks and green spaces in order to not dominate theskyline, loom over the surrounding area or diminish the sun cascade. SummaryWhen compared to the look and feel of the current and historic surrounding neighborhoods,the proposed site plan is 1) not within scale, 2) does not have a similar vertical expression, 3)drastically exceeds the height of all surrounding residences and 4) would negatively impactthe look and feel of the current and historic surrounding neighborhood(s).
