Specifically,regarding required parking and how this has been calculated. The project team has elected to utilize the alternative net parking calculation for the warehouse area but will be utilizing the traditional method for the office space. If the traditional method was used for the entire warehouse facility, it would result in approximately 60+stalls (3 times the amount of parking than employees), creating an excessively large paved area. We feel it is important to keep paved areas to a minimum so as to have the least effect on stormwater run-off, not to mention there would not be enough room on the site for 60+parking stalls. Below is a breakdown of our parking calculation. Parking Calculation for the Warehouse Table 38.540.050-3 requires "1 space per 1,000 square feet offloor area devoted to storage of goods;plus appropriate spaces to support accessory office or retail sales facilities at I space per 350 square feet of floor area" We have calculated the "floor area devoted to storage of goods" as the actual foot print of all the racking and bulk storage(bulk storage refers to the floor area devoted for palletized goods that will not be stored on racks). This area equals 15,645 SF. Based on table 38.540.050-3 this would require 16 spaces (15,645 / 1000= 15.6 or 16 spaces). Parkin;Calculation for the Office As stated above,we intend to use the traditional method for calculating the spaces required for the office.A break down of this calculation is as follows. Office square footage equals 5,341 SF. 5,341(.85)/350= 12.9 or 13 spaces. Based on our calculations a total of 29 spaces would be required for the entire facility(16 warehouse+ 13 office=29 total spaces). Due to the process involved with material handling and storage for the Bronken operation,the facility is designed to operate with a maximum of 25-30 employees. This includes both warehouse and office personnel. Currently they operate with less than 20 total employees. As currently designed,we are providing a total of(48)parking stalls.We are providing (21)POV parking stalls in the secure yard for employees, and(12)oversized stalls in the secure yard for delivery trucks.We are also providing(15)additional POV stalls in the public accessible area adjacent to the main office entry. The owner of the project asks your consideration of accepting the forty-eight(48)parking stalls to serve the facility.
