The original traffic impact study for Nelson Meadows Park Place Industrial Park Traffic Impact
Study, June 2018 utilized ITE Land Use Code 130: Industrial Park for development of project
traffic generation for the development. Per the ITE trip Generation Manual, 10th Edition, “An
industrial park contains a number of industrial or related facilities. It is characterized by a mix of
manufacturing, service, and warehouse facilities with a wide variation in the proportion of each
type of use from one location to another. Many industrial parks contain highly diversified
facilities – some with a large number of small businesses and other with one or two dominant
industries”.
The proposed Bronken Warehouse would fit within the Industrial Park land use as defined by
ITE for trip generation forecasting and therefore would not substantially exceed the original
assumed trip estimate and assumptions. The original Traffic Impact Study has been included in
this site plan application with relevant information highlighted for reference.
