Hi Scott,
The façade transparency standards only apply off Iron Horse Road and Manley Road, so please disregard any of these
requirements for facades not fronting these streets that I may have identified.
The bicycle parking internal to each building is fine as long as there are spaces available for the public which I believe
there is a bike rack in the common plaza.
Thanks for following up with these on me, I’m still learning and appreciate the opportunity to follow up with staff and
get you the correct answers.

Hi Alyssa,
I can see and understand the intention and that it’s not feasible without blocking public access.
Please include the below response you provided within this email during the resubmittal of this application.
For irrigation, if you could include the actual locations of the permanent irrigation system (sprinklers, etc) that will be
provided on site, I think this in additional to the irrigation notes included, would suffice. You could just add this detail to
the existing landscape plans.

Hi Nakeisha,
In response to your comments on the Bridger Skyline Site Plan I was hoping to get clarifications on a couple items
regarding landscape:
7. On-site residential and commercial open space-BMC 38.520.060
a. Open space separation-Our intent was to screen the open space using the raised planters and shrubs for
height to create privacy. I don’t know how else to screen the area from the two parking stalls without
completely blocking off public access or access to building doors and bike rack. The rest of the space is required
7’ walkway for parking lot. This is meant to be a west to east thoroughfare as well between bike path and
parking lot.
11. Landscaping-BMC 38.550
b. Irrigation- On past projects we have not been asked to provide a detailed irrigation plan by any other
planners. Is there any specific information that you would like us to add?

Hey Ryan,
1)The City is ok without that applicant extending a main to service the proposed development.
2)The applicant will need to complete the attached COB fixture count sheet and show the correct service line size
on the site plan.
3)The applicant will need to submit a separate set of infrastructure plans for the proposed fire service line
extensions. Based on the most current drawing, the applicant is advised to size the water riser rooms off of the
attached lay length sheet and the City of Bozeman MOD drawing No 02660-13. Also, follow the COB fire service
line standard in the DSSP.
4)The applicant is also advised to layout the proposed services in a manner so that they can be easily located in
case of a break.
Let me know if you all have additional questions but this should keep you going on the site plan.

Hi John,
Hope you have been well.We are working on a Site Plan project in the Glen Lakes Commerce Subdivision, off of Manley
Road, and I’ve attached our overall civil cover sheet and site utility plan for reference.For the water and sewer plan, our
intent is to utilize the exiting service stubs as best as possible and extend individual services to each building, as shown.
We recently received Engineering comments that indicated main extensions would be needed as oppose to individual
services, given the length of a few of them.Currently the longest service we have is about 170’.We understand that

the general maximum service length is 150’.Lance (copied here) indicated that main extensions may not necessarily be
needed, but we wanted to confirm this with you.
At your convenience, would you be able to review this and let us know if the individual services would be
acceptable?Thanks for taking the time to review this!
