RE: 423 N. Tracy Ave. Neighborhood Certificate of Appropriateness - Modification Application 21-348
Project Description: This is a Modification/Amendment application to modify the previously approved
Neighborhood Certificate of Appropriateness (NCOA) application #20-370 which relates to the addition
of an accessory dwelling unit (ADU) above an existing greenhouse, driveway addition to the rear alley,
and other site and exterior improvements and changes to the existing contributing subject property
located within the Neighborhood Conservation Overlay District and North Tracy Avenue Historic District.
This modification/amendment does not propose any changes to the existing principal building and
garage located on the property.

Project Revisions & Further Detail Required:
1. General Comment
a. On the Coversheet, under Agencies, please revise the address to 20 E. Olive Street which
is the main office for the Planning and Building Divisions.
2. Sec. 38.400.100. - Street vision triangle.
a. A street vision triangle is not indicated for the intersection of the driveway and alley in
the rear of the subject property. Please demonstrate this standard in accordance with
Sec. 38.400.100.C of the BMC.
3. Sec. 38.540.010. – General provisions.
a. Required parking spaces may not be located in any required side setback, except that
detached single-household dwellings and townhouses, and two unit structures with
physically separated individual drive aisles, may have one space located within a driveway
area in the required front setback for each parking space located directly in front of the
driveway area and outside of the required front setback. Please amend design in
conformance with Sec. 38.540.010.A.5 of the BMC.
Please make the necessary changes required to have the project be considered for continued review. If
you have any questions, please do not hesitate to contact me. Please submit these revisions to the
Planning Department digitally, accompanied by a Revision and Corrections (RC) form. The digital copy
must include all application documents, not only the updated documents.
