423 NORTH TRACY ADU
PROJECT NARRATIVE & PRECEDENTS
The proposed project is an ADU located at 423 North Tracy Avenue. The existing site contains
a two-story single family residence built in 1910 and a one-car garage with driveway parking,
both facing the Tracy street front, with the garage set a little further back than the house; and
behind the residence in the back of the lot exists a 528 sf greenhouse with a roofed walkway
connecting the residence and greenhouse. The greenhouse is half-sunk in the grade, roughly
about 4’-6” from finish floor elevation up to existing grade. We are proposing to remove the
upper portion of the greenhouse, leaving the existing concrete basement half-walls, and building
a new 600 sf ADU above the lower portion of the greenhouse, utilizing the existing foundation.
The existing greenhouse half-basement to remain would become storage and mechanical
space. The ADU’s entry will face the alleyway and provide an ADU-dedicated parking space off
the alley. The ADU is an A-frame shape with white siding and black-framed doors/windows,
consistent with existing form, scale, and materials of the main residence, as well as the
surrounding neighborhood.

MODIFICATION 20-370 August 24, 2021
The ADU has been slightly modified from its original NCOA (20-370 Tracy ADU NCOA)
approval. The building location on site, footprint, square footage, and proposed parking spot
remains the same. The overall aesthetic remains largely the same, including the building form,
materials and lighting; but for budgetary reasons the Loft north & south dormers have been
eliminated, some windows in the south and east elevations have been eliminated (see
proceeding pages), and north windows have been simplified to be the same size/operability.
The western facade window/door configuration shifted slightly north to accommodate a
structural beam and post. A Garden Water Closet and Mechanical Room have been added to
the basement floor for functional purposes. The roof pitch has also changed from a 12:12 to a
10:12 pitch to better accommodate the functionality of the kitchen (increasing the plate height
and allowing the north window head heights to push up).
These changes are pointed out on the proceeding pages, showing the original NCOA 20-370
approved plans on the left, and the proposed Modifications on the right.
