City Commission, I am ask that you deny the zoning reques addressed in this agenda item H.1 scheduled for consideration at your meeting of February 7, 2022. The people that live in the neighbor do not want the change. It isn’t fair to change our zoning! Bozeman does not need more exclusive B.3 zoning in areas currently zoned for multi-family housing. Bozeman needs more housing, and this can bes be accomplished with the exising zoning in this area. There is a section in the area currently zoned B.3 but expanding the B.3 area unnecessarily to exclusive B.3 zoning opens the area to excessive development, e.g., luxury multi-sory buildings, businesses, etc., that would adversely afect the quality of the neighborhood. Bozeman needs more housing. The Northeas neighborhood is already squeezed for parking, we do not need business consruction that doesn’t require parking! Infll on open space for small houses or apartments or duplexes is the kind of development that should be encouraged. Within a few blocks of my house a developers have been allowed to build a multi-sory condo building where the leas expensive apartment sold for more than $800,000, with mos apartments more than $1 million. Because of the B-3 zoning for that property, the developer was exempt from the parking requirements of residential properties, and was exempt from the setback requirements. Encouraging/permitting more developments of this type is not consisent with the Bozeman 10-year development plan and will further the transition of our wonderful town into an enclave for the rich.
