I live a half block away from this proposed up zoning and have concerns listed below. These concerns have also
been expressed by my neighbors.
1. Although I received notice of the prior proposed development, I did not receive any notice for this proposed up
zoning. This is concerning since this zone change contemplates a higher intensity use which will impact adjoining
residential uses.
2. The proposed up zoning does not accommodate the Bozeman growth policy directing a transitional use between
business high density designations and residential neighborhoods. This oversight is especially concerning because
the adjoining neighborhood across the street to the west is designated a historical overlay and contains older single
family residential houses.
3. Finally, there are nine buildings proposed to the east of this zone change! These will already significantly impact
the neighborhood in terms of increased transportation and resource demand. As I write this, there is constant truck
traffic which shakes my house . West Beall has turned into a truck route.
Significantly, Not all nine of these building projects have been approved. There is not a demonstrated need for this
upzoning in the context of these nine building projects.
While I am in favor of higher residential density as opposed to sprawl, this proposed up zoning is not supported by
Bozeman’s growth policy or common sense, especially since the developer has no immediate plans for
development. Additionally, this parcel was denied a high density residential development previously because of
parking concerns. Why would the City clear the way for an even higher use given this prior denial?
I almost did not submit this comment because I have been advised the Up zoning will most certainly be approved
even though it is a major change to the growth plan and the developer has the burden of supporting the change.
