Dear Commissioners, Please keep the more housing-friendly zoning of R4 on the project #21-356 proposal, and do not grant the B-3. The Zoning Board/CBD members did not recommended approving the rezoning to B-3, and their opinion should matter. Bozeman needs to retain zonings that are most friendly to affordable housing. And not to encourage more non- owner-occupied short-term rentals and more luxury housing that may not even be occupied year-round. in our remaining limited walkable core. Bozeman needs to encourage diversity of styles and increase affordability, and require developers to meet parking issues. We have allowed for numerous characterless hotels on Mendenhall (the Armory excepted). We don’t need more wealth-catering rental opportunities. Already our local-attracting downtown businesses are threatened with increasing rents and now, the spectre of paid parking, which is both a deterrent in terms of time it adds to downtown errands, and added cost that will certainly deter locals.
