Re: Application #21356, Project Name 2021 W. Lamme Street ZMA
Dear Mr. Saunders,
I am writing to you today to express my vehement protest to the Application #21356, Project Name
2021 W. Lamme Street ZMA. I am the sole owner of my home at 209 N 3rd Avenue, which is between
Lamme and Beall and directly faces the subject property.
It is my understanding that the developer has requested a zone change from R‐4 to B‐3. I reached out to
the City Planner’s office to request information on the height restrictions of the two zones, assuming
this was one of their motivations for the change request. According to the City Planner, R‐4 allows for a
height of 50’ with a 3:12 pitch or greater and 40’ with less than 3:12 pitch. B‐3 allows for up to 70’. This
is a massive increase in height allowance, between 20‐30’ (or 40‐75%) taller than currently zoned. Not
only will this directly impact my views as it directly outside my front door, but it will significantly change
the landscape of this community. I had no idea this type of drastic change was a possibility when I
purchased my home almost 5 years ago.
When I found my home in the north downtown community, I fell in love with the eclectic neighborhood.
Each home is different and vibrant, and neighbors still know one another. It is a quiet and safe
neighborhood even while being walking distance to Main Street. My home was built in 1920 and you can
tell there are many like it in the area. But there are also newer, more modern homes and duplexes
mixed in. I am a proponent of renovations and new development if they meld with the surroundings and
don’t negatively impact neighbors. A great example is the new duplex on N. 3rd and Villard. I believe this
project was really well constructed and compliments the neighborhood without overwhelming the
neighbors.
I have been visiting Bozeman since I was 3 years old. While it is exciting to see Bozeman grow, it is also
difficult to witness some of the extreme changes. I was excited to see what they had planned for the
subject property until I was made aware of the zone change request. I felt so discouraged and
disappointed. If this gets passed, I will stare at a 70’ building instead of looking at the beloved Bridgers.
When and where does this stop? Who is going to fight to preserve our eclectic community?
I hope you take my concerns into consideration when making this decision. This zone change request is
a drastic, unnecessary change and it will negatively impact me and all my neighbors. It will destroy my
views and overcrowd this area. I hope that you respect our wishes and do not pass this request.
