Dear City Commission, I ask that you deny the zoning request addressed in this agenda item H.1 scheduled for consideration at your meeting of February 7, 2022. Bozeman does not need more exclusive B.3 zoning in areas currently zoned for multi-family housing. Bozeman needs more housing, and this can best be accomplished with the existing zoning in this area. There is a section in the area currently zoned B.3 but expanding the B.3 area unnecessarily to exclusive B.3 zoning opens the area to excessive development, e.g., luxury multi-story buildings, businesses, etc., that would adversely affect the quality of the neighborhood. I own a duplex in the northeast neighborhood (lot zoned R-2) which provides housing for my family as well as a rental for another family. This is the kind of development that should be encouraged. Down the street, a developer was allowed to build a multi-story condo building where the least expensive apartment sold for more than $800,000, with most apartments more than $1 million. Because of the B-3 zoning for that property, the developer was exempt from the parking requirements of residential properties, and was exempt from the setback requirements. Encouraging/permitting more developments of this type is not consistent with the Bozeman 10-year development plan and will further the transition of our wonderful town into an enclave for the rich.
