I am writing you concerning the change of zoning for this parcel of property ( W. Lame St.
north to W. Beall St. ) from R-4 to B-3. This rezoning would have a very significant impact onthis neighborhood.
To the east we are going to have a 6-7 story building going in where the old hospital is beingtorn down. Next to that is 111 North Wilson a 5 story high rise. Next to that we have a new
high rise going up which will b at least 5 stories. Then across from this parcel to the north isthe Martell building which is only 3 stories high. To the south of this parcel is the Inverness
building which is only 2 stories tall. Then on the west and south perimeters are one storybungalows and two story condos. There needs to b a transition zone from the existing high
rises to the neighborhood bungalows!!! If you rezone this parcel it shall become another highrise going from property line to property line. It will dwarf all the surrounding buildings and
homes. We need a reasonable transition zone from the new existing B-3 buildings to the little one
story bungalows!! If you rezone this area it will become a behemoth that shall dwarf theexisting homes and even the other businesses except the ones to the east.
We are all aware that Bozeman is growing by leaps and bounds in all directions. Infill is greatbut not at the expense of the existing property owners and their sense of community.
