Historic SignificanceThe applicant appreciates your research and efforts to provide options for preserving the Bozeman Deaconess Hospital by listing the property with the National Register, but the state of the structural components are past repair as is stated in the two structural assessment reports provided with the application. The rehabilitation needed to bring the building up to code, exceeds what is economically feasible to give it viable economic life in Bozeman’s booming market as an adaptive reuse project.
Viable Economic LifeThe primary concern regarding the safety and feasibility for rehabilitation is based on the structural disrepair of the main building elements throughout the structure. This is shown with several exhibits and examples in the structural assessment report provided in the application. The owner recognizes the importance of energy efficient systems, and supports their utilization in all subsequent development, however it is not the driving factor in the consideration for demolition of this structure.
Subsequent DevelopmentAs stated earlier in the project narrative’s revisions, the applicant agrees to salvage all materials listed previously. If they are unable to be used in the subsequent development then the property owner agrees to work directly with the City of Bozeman for future use in other ways, as was recommended to recycle or donate them to restoration companies. The property owner agrees to separate conversations to discuss other options following the demolition of the existing structure.
In addition to a commitment to salvage as many building materials as possible an as specifically documented in the exhibits to follow, the applicant worked with Montana State University’s Archives and Collections staff to request a digital copy of the original Bozeman Deaconess Hospital building construction documents. Access to this digital copy of these drawings has been given to the City of Bozeman’s Historic Preservationist and is referenced throughout the exhibits.
