Rouse Company/City/State: Unknown Source of Information: McDonald, Cohen, & Bick 1987 This site consists of one historical architectural feature: the Daniel Rouse House, built ca. 1881. This site was individually listed on the NRHP in 1987. The nomination form describes the house as follows: "This detached, one-and-one-half story, brick, single family residence has an ell-shaped plan with an open front porch and open balcony accessed by a pair of second story doors in the cross-gable above. The one-bay facade is symmetrical and consists of a central glass-paned front entrance with transom light above flanked by double hung two-over-two windows. The windows and doors have brick segmental arches above with stone voussoirs and key stones. There are inoperable shutters on the bottom windows. The buildings rests on a concrete foundation. The gable roof is covered with pink asphalt shingles and features overhanging eaves. A small sunroom addition was built in the southwest corner of the ell. There are two brick chimneys, one exterior and one interior. A two-story brick building was built to the rear (south) of the Rouse House ca. 1980. Although this new building is attached to the historic property by a smallenclosed hallway, it both reads and functions as a separate structure and is not included in this nomination." Metcalf revisited this site on October 15, 2020, and noted considerable changes and modifications have recently occurred. Currently, the property is undergoing extensive renovation. The front porch over the entry is removed, windows have been damaged, and the interior is gutted. The rear sunroom addition has been removed and the original opening filled in with a concrete block. The plan, as it stands, is rectangular. The building looks as though it has been lifted and a new concrete foundation has been poured. The site is currently in poor condition. Due to in-progress renovation which had removed much of the historic material of the house and has destroyed the surrounding landscaping, the integrity of materials, design, workmanship, feeling, and setting are compromised. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 506 E Babcock St Site Number: 24GA0942 HISTORY OF PROPERTY The Daniel Rouse House is currently individually listed in the NRHP for its association with one of the community’s most prominent founding citizens, Daniel E. Rouse, and for its high architectural style emblematic of the early 1880s. Its nomination form provides an overview of the site’s history, paraphrased below. "This fine brick I-House, which bears elements of both the Italianate and Gothic Revival styles, is individually eligible for listing in the National Register for both its architectural and historical significance. It is not only one of the finest residences in Bozeman dating from the early 1880's, but was built by and for Daniel E. Rouse, who was one of the city's founders. The Rouse House is the last architecturally significant properties still standing in Bozeman that is associated with one of the city's original founders. Of special architectural note are the stone springers and keystones that ornament the segmental arches of all windows and doors. While the present entry porch and balcony is similar to the original one that probably fronted the house, it is of very recent construction and is non-contributing. The house, with its Gothic cross dormer and narrow plan, is a fine example of the I-House building type common in Bozeman. The house was built during the building boom triggered in the early 1880's by the arrival of the Northern Pacific Railroad. At the beginning of that boom, when this house was built, brick was both the preferred material for construction, and a scarce commodity due to demand. Brick represented the permanence and opulence that Bozeman residents envisioned for the future of their young city. Rouse probably acquired the brick from his own brick yard. Rouse, who settled in Montana in 1861 from Minnesota, was among the original town founders in 1864, along with John Bozeman and W. J. Beall, when the "Original Townsite" was laid out. Rouse's Additions are consequently among the first extensions of the original plat. Rouse saved a large corner lot of his second addition for this house, which is considerably more refined than the log cabin he built for himself in 1864." The residence is currently unoccupied although it is owned by VR Bozeman Vacation Rental. According to their website, the property is undergoing renovation as part of their "Vintage Venue" vacation rental project, soon to be another "luxurious way to stay in Downtown Bozeman, Montana!" McDonald Architects. It was individually listed on the NRHP in 1987 (24GA0942) due to its connection with Bozeman founder Daniel Rouse and its unique combination of Italianate and Gothic Revival styles. Despite the ongoing renovation, what remains of the exterior retains sufficient integrity to convey historic character. Sect. 38.700 of the Bozeman Municipal Code define an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. It is not currently located within a historic district, however, this site is individually listed in the NRHP under the Criterion B and C. The renovations have compromised the integrity of materials, design, workmanship, feeling, and setting. It currently lacks sufficient integrity to convey historic character. Depending on the results of the final renovation, this site may no longer be eligible for inclusion in the NRHP. Metcalf recommends re-evaluation once construction is complete, to determine the extent of damage to the site’s historic integrity. Integrity of materials, design, workmanship, feeling, and setting are compromised by the current ongoing renovations. However, this site should be re-assessed and re-evaluated upon completion of the current construction work to determine overall affect on the site’s integrity and eligibility.
