The site consists of one historical architectural feature: a wood-framed, single story, hip-roofed, Queen Anne style residence. A detached shed is also present. The house is nearly identical to 108 S Bozeman to the north, which is contemporaneous. The house was previously recorded in 1984 by James R. McDonald Architects, and they described the building as follows: "This detached one-story single-family residence has a square plan with a shed-roofed front porch attached to the joint of the main square and a gable-roofed bay extension in front. The two-bay façade is asymmetrical and consists of a side-facing front entrance with fixed and 1/1 double-hung windows with leaded glass in the upper portion of the front fixed window. The frame construction is finished in bevel siding and rests on a concrete foundation. The hipped-gabled roof is covered with green asphalt shingles and features returning eaves. There is a central brick chimney. There is also a shed addition to the rear. Outbuildings include a shed." Metcalf revisited the site in October 2020 and noted minimal changes including new asphalt shingles, replacement of some original windows (openings intact), as well as updated paint on the exterior walls. The house has a roughly rectangular plan shape and a plastered concrete foundation. The roof is clad in asphalt shingles and the exterior walls have horizontal wood siding with vertical corner boards. There is a front projecting three sided bay on the south end of the west-facing façade, which has a gabled roof. The peak of the gable is clad in decorative wood shingles with dentils and prominent eave returns. The bay itself contains three windows: two, one-over-one lite double hung windows and a large one over one fixed lite window, all with aluminum storm screens affixed to the exterior and dentil molding above. The main entry is on the north half of the west façade, recessed from the bay window and set within a flat roofed porch supported with a decorative metal corner post. It is accessed by a flight of wood steps with a metal rail on both sides and encircling the porch. A large one over one picture window is also within the porch. Red brick chimney extends from the west slope of the hipped roof. The south elevation contains two, one-over-one lite double hung windows and a modern two lite sliding window on a shed roofed addition at back. The north elevation has four double-hung windows of various sizes, two of which are paired together. There is also a modern sliding window at back and a basement lite not easily seen. The site is in good condition, some wear was noted on the decorative front-gable shingles and the exterior cladding. The site shares a driveway with the residence to the north (property 159). MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 110 S Bozeman Ave Site Number: 160 HISTORY OF PROPERTY The property currently addressed as 110 South Bozeman Avenue was platted by John C. Guy as Guy’s Addition. It was surveyed on April 4, 1871. S. H. Osborne purchased this property on September 18, 1880. Dr. Stephen H. Osborn or Osborne had been born in Warren County, OH in 1822. He graduated from the Cincinnati Medical College and then traveled west to Pike’s Peak in 1860. He continued west, arriving in Bannack on June 13, 1862. He moved to Virginia City, Montana Territory three years later and to Bozeman in 1871, opening the Osborn Drug Store (The Butte Daily Post, 24 November 1902). Osborn operated his drug store out of a log building on the corner of Main Street and Bozeman Avenue until 1882 when he built a brick building on Main Street. In his new building he sold drugs, patent medicines, toilet and fancy goods, perfume, pencils and stationery, brushes, toilet soaps, and much more (The Bozeman Weekly Chronicle, 06 June 1883). Osborn ran the drug store until his death. When Stephen H. Osborn died on November 23, 1902, ownership of this property passed to his widow, Anna Brown Osborn. Anna Brown Osborn later married David Chestnutwood, who was a traveling salesman. They ran the store until about 1908 (The Bozeman Daily Chronicle, 06 December 2009). Anna Brown Osborn Chesterwood sold the property to J.H. Monahan on September 8, 1908. John H. and Nellie Ponsford Monahan owned this house briefly before they moved to Deer Lodge where they were living in 1910 (Ancestry.com, 2006). The Monahans sold this property to J. W. and Anna L. Ponsford, Nellie Monahan’s parents, on January 15, 1909. The Ponsfords also owned the property briefly, selling it to Della F. Ramsey on August 26, 1909. Della and Joseph Ramsey occupied this residence during their ownership. In 1910, they were living in the house. Della was working as a dressmaker and Joseph was working as a motorman for Bozeman’s Electric Railway (Ancestry.com, 2006). By 1920, the couple was living in Jefferson, MT and Joseph was working as a stationary engineer (Ancestry.com, 2010). The couple moved to Iowa in 1921. Della died in Creston, IA on October 6, 1926 (Ancestry.com, 2017). Joseph sold the property a month later, on November 16, 1926, to Neil W. Ryan. Neil W. and Laura Ryan lived in the residence during their ownership. Neil Ryan had been born in Springfield, MN on March 13, 1901. He came to Bozeman in 1920 and married Laura Jensen on December 13, 1921. Neil Ryan worked as a mail carrier in Bozeman for many years (Great Falls Tribune, 12 January 1962). Laura Ryan had been born on August 11, 1900 in Springfield, MN to Nels and Carrie Jensen. She came to Bozeman in c. 1919. Following the death of her husband, Neil, she moved to Lewistown, MT (The Daily Inter Lake, 19 June 1972). Laura Ryan sold the property to Lester and Violet Mae Riggs on January 16, 1970. Lester Riggs was born in Kentucky in 1921. He received his education in Los Angeles, CA and Chicago, IL. He served in the Second World War in the Tank Corps in Africa and Italy, earning a purple heart. After the war he joined musical groups and toured overseas with the Nick Lucas shows and later with the Bob Hope and Marilyn Maxwell shows. He lived in Butte, MT during the 1940s and 1950s (The Montana Standard, 23 September 1975). Violet Mae Riggs had been born on May 20, 1915 to Mamie Patterson and John J. Boyd. She died on January 17, 2003 and was buried in Bozeman’s Sunset Hills Cemetery (Findagrave.com, 2021). Violet Riggs sold the property to the Bozeman Parking Commission on April 3, 1993. The Bozeman Parking Commission sold the property to Kent Madin and Linda Svendsen on April 6, 2001. On May 23, 2018, Madin and Svendsen sold the property to BZN Twin 110 LLC, the current owners as of December 2020. Table 1. 110 South Bozeman Avenue, Bozeman, Montana. McDonald Architects. At that time it was considered to qualify as a "contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman's historic/architectural development." Since that time, the residence has experienced very little change and few minor modifications which affect the integrity of materials and design. Most aspects, however, are retained and the site is in good condition. The site retains sufficient integrity to convey historic character or associations. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building in an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is not located within an existing district and properties in the vicinity do not exhibit cohesive characteristics of a time, style, or high degree of integrity to suggest district potential. Metcalf recommends the site not eligible. The replacement of some original windows and the new asphalt shingles affect the integrity of materials. Some window openings have been altered which affects the integrity of design to a degree.
