This site consists of one historical architectural feature: a house built between 1890 and 1891. It was originally recorded in 1984 by James R. McDonald Architects, and was determined to be a "neutral element within a potential historic district" that retained historic
integrity "due to the survival of original design and continuity of use, setting, and location." McDonald described the house as follows: "This detached one-and-one-half story single-family residence has a rectangular plan with a shed-roofed overhang above the front entrance and shed-roofed dormer bay extensions extending the one-and-one-half stories through the roofline. The frame construction
is finished in wood siding and features 1/1 double-hung windows. The gable roof is covered with asphalt shingles and lies perpendicular to the street." Metcalf revisited the site in October 2020 and noted some modifications. It is actually a two-story wood framed house with eclectic
stylistic embellishment, mostly present in the form and in scrolled brackets on the front porch. It also appears there was some ornament in the gable front that has been removed. Possibly decorative vergeboard.
The house has a rectangular plan shape and concrete plastered foundation. The gable front roof is covered in asphalt shingles and the exterior walls appear to be horizontal aluminum siding. The original windows are replaced and original openings altered.
The primary façade faces east onto S Bozeman Ave. The entry is at the north end, within a shed roofed porch accessed by wood steps. Wood railing and corner posts on the porch. Decorative brackets are at top of the posts. There is a second entry also on the porch, as
the house appears to have been modified to have two living units. Both are side hung doors, one has a Queen Anne spindle work screen door. There is a large fixed window between the entries, with two lite sliding lites above. A projecting vestibule at the center
of the façade has a similar modern window. At the south end of the façade is a tall, narrow, modern fixed window. And a one over one lite single hung window is in the upper story, centered in the gable front. Windows on the south elevation include two modern
fixed lites with a one over one lite single hung window.
There is also a secondary entry, obscured by a wood fence enclosing the rear yard. The north elevation has several window openings on the first story, which have been boarded up with plywood. A pair of original one over one lite wood double hung windows is
present on the upper story. Not readily visible is a shed roofed addition at the rear.
The site is in good condition.

HISTORY OF PROPERTY
The property currently addressed as 117 South Bozeman Avenue was platted by Leander Black as Black’s Addition and was platted on October 31, 1872. The residence does not appear on the 1890 Sanborn Map but is on the 1891 Sanborn Map. Between 1891 and 1904, a one-story room and porch were added to the west side of the residence. Between 1927 and 1943, the one-story addition on the
residence’s west side was removed and replaced with a full-width porch along the entire west side of the residence. Henrietta "Nettie" Taylor purchased this property which includes Lots 8 and 9, Block B, Black’s Addition and Fractional Lot 4, Guy’s Addition in two purchases, including one from John W. and Mary Tilton on August 20, 1890 and Edwin Toole on February 16, 1892. Henrietta Ray was born on July 14, 1850 to Thomas and May Ray Pennsylvania (Ancestry.com, 2001). On June 20, 1882 she married Josiah Hopkins "J.H." Taylor in Bozeman, MT (Ancestry.com, 2017). Josiah was born on November 20, 1834 in Madrid, NY. He
came to Bozeman in 1866 and began working for his brother-in-law at the eponymous Charles Rich & Company, a general merchandise store. He was appointed census enumerator and Bozeman’s first postmaster in 1869. Taylor also acted as deputy U. S. marshal for several months and as deputy revenue collector. He worked as postmaster until 1882 when he went into the book and stationary business. He married Anges G. Gage on November 3, 1876, but she died in 1881. A little over a year later he married
Henrietta Ray. Josiah died on March 21, 1901 and Henrietta died on May 20, 1916 (The Avant Courier, 23 March 1901; The Weekly Courier, 24 May 1916).
The property went to Henrietta’s son, Louis Ray Taylor and Mary Henrietta Ray, on April 4, 1916. Taylor and Ray sold the property to Arthur A. Allen on August 27, 1920.
Arthur A. Allen was born in Fair Grove, MO on April 26, 1872 to James and Mary Allen. He came to Montana in 1896. He lived in Missoula, MT for a year and then came to Bozeman. In 1900, he married Margaret Ellis. For several years he worked as an assistant
manager of the Golden Rule store in Bozeman, then from 1903 to 1913 he managed a store in Livingston. Returning to Bozeman, Allen founded the City Dye Works. Allen also worked in the real estate business (The Independent-Record, 28 March 1946).
Margaret Allen sold the property to Joseph F. and Margaret E. Stevens on June 6, 1947. Joseph "Joe" Stevens was born on June 27,
1888 in Long Prairie, MN to William and Mary Anne Stevens. Jo and Margaret lived in this residence during ownership. While living in this residence, Joe Stevens worked at the Bob Cat Drive In as a cook, and as a dishwasher at the Brite Spot Café (R. L. Polk & Co.,
1947; R. L. Polk & Co., 1954, 1956, 1959). Margaet Curnutte was born on January 4, 1892 in Kansas to William and Ida Curnette. She married Joseph Stevens in 1940 (Ancestry.com, 2017). Joseph died on December 12, 1965 and Margaret died on March 16, 1976
(Findagrave.com, 2021). On August 10, 1967 Margaret Stevens sold the property to Robert J. and Georgia J. Monforton with an agreement. The Monfortons would pay Stevens $100 per month for the remainder of her life, would allow Stevens to rent the property
to tenants of her choice, and that Stevens could occupy the property as her home during the remainder of her life. The agreement was terminated on January 23, 1974, as payments from the Monfortons exceeded the value of the property at the time of the agreement (D:
Film 22/1556, Film 22/1558). Margaret Stevens lived in the residence until 1973 (R. L. Polk & Co., 1973). The Monfortons sold the property to Earl R. and Carol H. Best on April 2, 1974. Earl and Carol Best sold the property to the Bozeman Lodge No. 463 of the
Benevolent and Protective Order of Elks on January 16, 1978. The Elks Lodge sold the property to William H. Oyler on November 20, 1987.
William H. Oyler was born on November 3, 1949 in Manhattan, MT to Enos and Bette Oyler. Oyler attended Montana State
University and the Palmer College of Chiropractic in Davenport, IA. After graduating from Palmer, he returned to Gallatin Valley where he opened a chiropractic clinic. He later worked at JD’s Sprinklers. He married Judy Kuipers, a schoolmate in Manhattan (The
Bozeman Daily Chronicle, 10 December 2017). Oyler sold the property to Mary Ann and William C. Ard on September 14, 1991. The Ards sold the property to Richard Michael Jones and Caitlin Meredith Johnson on September 26, 2014. Michael Jones entered into a
quit claim agreement for the property to Caitlin Meredith Johnson on January 3, 2018. Johnson is the current owner as of December 2020.

Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE The property at 117 S Bozeman Avenue has been previously recorded in 1984 by James R. McDonald, who regarded the site as a "neutral element within a potential historic district." Since then, alterations to window openings and the removal of historic ornament have affected and compromised integrity of materials, design, workmanship, and feeling. However, Metcalf finds that it retains sufficient to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building in an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is not located within an existing district and properties in the vicinity do not exhibit cohesive characteristics of a time, style, or high degree of integrity to suggest district potential. Metcalf recommends the site not eligible.
