The primary façade faces east onto S. Bozeman Ave. The building was originally recorded by James R. McDonald Architects in 1984. He describes the site as follows: "This detached one-story, single-family residence has a square plan with an arched gable hood with brackets over the front door. The one-bay façade is asymmetrical and consists of an off-center front entrance flanked by 2/2 double-hung windows. The frame construction is finished in asbestos siding and rests on a concrete foundation. The gable roof is covered with green asphalt shingles and features an exterior brick chimney. The axis of the roof is parallel to the street." Metcalf visited the site in 2020 and found the previous description mostly accurate. Since the time of previous survey, the windows have been replaced with single and paired modern one-over-one lite vertically sliding windows. Overall, the site is in excellent condition. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 205 S Bozeman Ave Site Number: 164 HISTORY OF PROPERTY The property currently addressed as 205 South Bozeman Avenue was platted as the Dawes Subdivision including portions of Block C, Black’s Addition and Fractional Lot 17, Lindley and Guy’s Addition, R. S. Dawes, on October 1, 1912. Horace Annis purchased land that includes this property in two parcels on May 10, 1878 and (D: K/445) April 10, 1880 (D: 1/339). Between 1878 and 1882, Horace Annis built a house fronting on East Olive Street. This residence is shown as 22 East Olive Street on the 1889 Sanborn map, but it was removed sometime between 1912 and 1927. The land at the current 205 and 209 South Bozeman Avenue lots was part of the backyard of this property until at least 1912, when the Dawes Subdivision, part of Block C, was platted. The Dawes Properties, Inc. purchased this property on June 21, 1940. The residence currently on this property was most likely built by real estate developer, Robert E. Dawes in c. 1950. Robert E. Dawes was born on May 6, 1899 in Bozeman, MT. He attended Bozeman schools, including Montana State College (known as Montana State University since 1965). He was a graduate of Stanford University in Palo Alto, CA, after which he became a prominent insurance and real estate dealer and developer. He served as president of the Montana State Elks Association, operated R. E. D. Finance Co, and also headed Dawes Properties, Inc. He was also the first ham radio operator licensed in Montana (Great Falls Tribune, 12 January 1961). The first residents of the house were Floyd and Lucille Freund. Floyd worked as the market manager of Ralph’s Food Store while living in this residence (R. L. Polk & Co., 1950). Floyd Freund was born in Colecamp, MO in 1903. He came to Laurel, MT with his parents in 1913. He worked for several years as a fireman on the Northern Pacific Railroad out of Livingston, MT. Floyd married Lucille Drake on July 14, 1923 in Billings, MT (Ancestry.com, 2017). Floyd and Lucille left Montana and moved to Kent, WA in 1951 (The Billings Gazette, 02 June 1957). The Dawes Properties, Inc. sold this property to Una M. Newman on August 21, 1961. Newman lived in the residence during her ownership. Una M. Wheelhouse was born on May 28, 1885 in Meridian, NY to James and Emma Wheelhouse. She married Lester Newman on September 4, 1912 in Albany, NY (Ancestry.com, 2017). Una Newman died on April 19, 1973 in Bozeman, MT and was buried in Sunset Hills Cemetery (Findagrave.com, 2021; Ancestry.com, 2001). The estate of Una Newman sold the property to George R. and Diana F. Dunbar on July 30, 1974. George and Diana Dunbar lived in this residence during their ownership. George Dunbar was a potter (R. L. Polk & Co., 1976). George R. Dunbar sold the property to Carolyn S. Parker on August 12, 1994. Carolyn S. Parker, Caressa Bailey Sack, and Sabrina Canfield sold the property to Neil D. The site consists of one historical architectural feature: a house constructed c. 1950 in the Minimal Traditional form. The house is a wood-framed, single-story residence with a rectangular plan and a side-gabled roof. Overall, the site is in excellent condition. Replacement of original windows affects the integrity of materials, but all other aspects of integrity are retained. Metcalf finds the property retains sufficient integrity to convey its historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is not located within an existing historic district and, due to considerable in-fill and redevelopment of the surrounding residential blocks in the past fifty years, Metcalf does not recommend adjacent properties have district potential. The site is recommended not eligible for inclusion in the National Register of Historic Places. Replacement of original windows affects the integrity of materials. All other aspects of integrity remain intact. Metcalf has determined that sufficient integrity remains and that the site is able to convey historic character.
