The site was previously recorded in 1984 by James R. McDonald Architects, and they described the building as follows: "This detached one-and-one-half story single-family residence has a square plan with a projecting open front porch with three square wood columns and a shed roof. There is a small open corner porch in the rear. The single-bay façade is asymmetrical and consists of an off-center front entrance and 3/1 and 4/1 double-hung windows. The frame construction is grey asbestos shingles and rests on a concrete foundation. The hipped roof is covered with green-brown asphalt shingles and features a hipped dormer which is an extension of the roof line, and exposed rafters. There is one central brick chimney. The axis of the roof is parallel to the street. Additions include the asbestos shingles. Outbuildings include a garage with novelty siding...The historic integrity of this property has been retained due to the survival of original design and materials and continuity of use, setting, and location." Metcalf revisited the site in October 2020 and noted a few changes since 1984. It remains a 1.5 story wood-framed Craftsman-style bungalow but is more rectangular than square in plan shape. The roof is hipped, with a shed roofed front porch and hipped front dormer. The roof is covered in asphalt shingles, and the exterior walls are clad in horizontal drop siding and not the asbestos shingles noted by McDonald. The primary entry faces east onto South Church Ave. It is located beneath a shed roofed porch supported by three wood posts. The entry is off center, with a pair of four-over-one lite hung windows to the south, and one five-over-one lite window to the north. The original windows and openings are intact. In the upper half story is a dormer centered on the façade, with a pair of three-over-one lite hung windows. The south elevation has a bank of three multi-lite-over-one lite windows and a shoulder height multi-lite window. The north elevation faces an adjacent parking lot and has three, four-over-one lite hung windows of varying size. Skylights are also present on the north roof slope. The rear west elevation has two hung windows and a recessed rear entry. Metcalf noted a second feature in 2020. A wood-framed modern outbuilding was constructed in 1997, and likely replaced an original garage at the west end of the lot. The new structure has a gable roof volume two stories high, and a single story volume with a shed roof. Its exterior walls are covered in corrugated metal and wood shingles. The site is in good condition, overall, and retains sufficient integrity to convey its historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 107 South Church Ave Site Number: 168 HISTORY OF PROPERTY The property currently addressed as 107 South Church Avenue was platted by Francis Harper as Harper’s Addition on June 10, 1882. Francis Harper was born on March 30, 1839 in New York. Francis "Frank" Harper came to Bozeman, MT in 1865. Frank married Dora Graham on June 4, 1875 in Bozeman. The Reverend T. C. Iliff married the couple and William Alderson and John Grannis served as witnesses to the marriage (Ancestry.com, 2017). Frank died on June 17, 1891 and was buried in Sunset Hills Cemetery (Findagrave.com, 2021; Livingston Enterprise, 27 Jun 1891). Brother and sister, Claude F. and Daisie Forrest, purchased this property on December 22, 1904. The residence on this property was built in 1911 according to the Montana Historical and Architectural Survey. The 1910 census records document Daisie (or Daisy) Forrest living next door at 101 South Church Avenue in 1910 with Daisie’s mother Margaret Forrest and brother Claude F. Forrest. They also had a roomer, Margaret Meyers, living with them at this time. It is assumed they rented out the house at 107 S. Church Avenue. In 1910, Daisy was working as a teacher in the Bozeman public schools and Claude was working as an engineer (Ancestry.com, 2006). In 1920, Daisy and her mother Margaret were still living at 101 South Church Avenue, and Daisy was working as the Superintendent of Gallatin County schools (Ancestry.com, 2010). Daisy was born in Huntsville, AK to Edwin and Margaret Forrest on June 6, 1878. She went to school in Arkansas and then taught school there for a time. She came to Bozeman with her family between 1900 and 1910, where she also taught school. She served as the Superintendent of Gallatin County Schools from 1919 to 1920. Daisy Forrest moved to Chicago in c. 1921 and taught there until her retirement. She was a niece to early Bozeman settler, White Calfee. She died on November 15, 1957 in her Chicago apartment. Her body was not found for three days, but a note was left next to her body which said she had died of a heart attack (The Billings Gazette, 10 December 1957). Daisy Forrest sold this property to M. May and R. J. Cunningham on June 23, 1916 and then received the property back in satisfaction of the loan on December 9, 1918. Daisy Forrest sold the property to Mary S. Shumaker on November 12, 1921. Mary S. Shumaker lived in this residence during her ownership. Mary Reager Schumaker was born on February 13, 1866 to George and Martha Reager in Shelby County, MO (Findagrave.com, 2021). Mary Shumaker sold the property to Henry F. W. and Ruth E. Noel on August 26, 1932. The Noels lived in this house during their ownership. Henry Frederick William Noel had been born on October 1, 1886 in Columbus, KS to Louis and Anna Noel. Ruth Coleman was born in 1888 (Findagrave.com, 2021). While living in this residence Henry worked at Lovelace Grocery and Nash-Finch (R. L. Polk & Co., 1933 to 1947). The Noels sold the property to Eliza Camp and Josephine A. O’Neill, mother and daughter, on August 5, 1948. Eliza Christie had been born on August 4, 1885 in Blue Earth, MN to David and Emma Mary Christie. She married James W. Camp on December 25, 1905 in Bozeman, MT (Ancestry.com, 2017). Josephine A. Camp was born on July 26, 1916 on Brackett Creek, near Clyde Park, MT to James and Eliza Camp. Josephine Camp O’Neill sold the property to Eliza Camp on October 20, 1960. Eliza Camp died on September 14, 1962 and the property went to her daughters, Josephine A. Camp O’Neill Lee and Mabel E. Camp Curdy. Lee and Curdy sold the property to their brother and his wife, James F. and Lenora Faye Camp, on October 22, 1962 (The Independent-Record, 13 May 1944). James F. Camp, the son of James W. and Eliza Camp, was born on May 29, 1926 in Clyde Park, MT. He spent most of his youth on their Brackett Creek homestead. James served in the Second World War as a Seaman 1st Class in the U. S. Navy from 1943 to 1946. Upon his return to Montana, he settled in Bozeman, MT. On October 10, 1945 James married Faye Durham in Livingston, MT. They divorced and he married Alvina Fleming on September 12, 1989 (Bozeman Daily Chronicle, 8 April 2000). James F. Camp transferred the property to Leona Faye Camp on January 25, 1982. Leona Faye Camp sold the property to Roger L. and Norma J. Craft on September 5, 1984. The Crafts sold the property to Warren E. Drew and Ronald R. Gipe on March 1, 1986. The Gipes sold the property to the Gallatin Dairies Pension Plan on June 10, 1988. The Gallatin Dairies Pension Plan sold the property to Jon S. and Lori J. F. Watson on June 15, 1988. The Watsons sold the property to Barbara Ritchie Honeyman on March 20, 1991. The Honeymans sold the property to Peter and Pauline Graziano on March 27, 1995. The Grazianos sold the property to Miranda Millard and Shannon Prendergrast on July 29, 1997. The property was in the Prendergrast family until they sold it to Sidney S. Sing on August 30, 2013. Sing sold the property to LWK MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 107 South Church Ave Site Number: 168 Associates of Montana LLC on October 24, 2016. MONTANA HISTORIC PROPERTY RECORD PAGE 7 Statement of Significance Property Name: 107 South Church Ave Site Number: 168 NATIONAL REGISTER OF HISTORIC PLACES NRHP Listing Date: NRHP Eligibility: Yes No Individually Contributing to Historic District Noncontributing to Historic District NRHP Criteria: A B C D Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE The property at 107 S Church Ave was first recorded in 1984 by James R. McDonald Architects. At that time it was considered to qualify as a "contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman's historic/architectural development.” Since that time, the residence has experienced minor modifications, some of which restore the original integrity. Overall, the site is in good condition. Despite some alterations, the site retains integrity sufficient to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building in an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is not located within an existing district and properties in the vicinity do not exhibit cohesive characteristics of a time, style, or high degree of integrity to suggest district potential. Metcalf recommends the site not eligible. MONTANA HISTORIC PROPERTY RECORD PAGE 8 Integrity Property Name: 107 South Church Ave Site Number: 168 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in good condition, overall. The replacement of the asbestos shingles with horizontal drop siding most likely resembles its original construction helping it retain all aspects of integrity. The new outbuilding is visible from the public ROW and slightly affects integrity of feeling.
