Dear Bozeman City Commissioners,
While I agree that the parcel under discussion should be annexed into the city and developed, I have significant
concerns about the extreme urban density requested. Having been a home owner and full time resident in the
Legends neighborhood for the last seven years (resident of Bozeman for 20 years), I can verify that the proposed
“cash in lieu” would significantly impact open space, wildlife habitats, and stream health. Moreover, the developer
is proposing only two acres of trail/open space, which they show tying into the 37 acres of trails and open space
that the neighboring HOA’s own and pay to maintain – as though we neighbors should provide the recreation for
the development at our expense. This is unacceptable.
Finally, please be considerate of the location of this proposed high-density project- this is literally at the gate of the
mountains of our valley and will have significant impact on the area’s resources, especially the two
elementary schools that are already at capacity (Hawthorne and Whittier Elementary Schools). Also, we
already have significant accessibility issues given the current infrastructure of the roads and train tracks- this will
exacerbate an existing problem. This is the wrong place for such a high-density development.
