Please see attached why the original Canyon Gate plan should be denied.

Canyon Gate
There are several good reasons why the original plan for Canyon Gate should be denied.
1) The developer claims it adds to the community. What it adds are more second homes,
apartments for rent and an overflow of traffic and plugged trails. The plan calls for using
existing roads and trails. Bridger View project will add additional pressures on it all.
2) Bozeman is being overbuilt. There are major concerns about water and infrastructure in
the valley (Summer fires with climate change / Check out Bridger Bowl traffic on Bridger
Drive).
3) No overpass or underpass for train. Just last month, a train had all crossings blocked for
over 15 minutes. That is a lot of time if a fire is burning, or victims in car accident are
waiting for help.
4) Development should match subdivisions in the area. We don’t need oversized buildings
like Black and Olive.
I know the area will be developed, but the quality of life in Bozeman should be considered by
not allowing the original huge project.
