Public comment on Wildlands Development, application 21326.
To whom it concerns,
This letter is regarding Wildlands Development, application 21326 and the parking calculations
which were updated due to errors on this project’s initial application. The updated parking
calculations on the second application still appear to fall short of providing the required
spaces, and the plans appear to have errors, or inconsistencies, that cause a failure to clearly
show the development will provide sufficient parking.
Page one of the Parking Analysis shows 2 parking spaces required for each of the commercial
shells (Shells A, B, and C). On page one these shells are labeled as “Manufacturing and
Industrial Uses” which would require 2 spaces as per Bozeman Code table 38.540.050-3.
However, on page four of the Parking Analysis these shells are labeled as “Health and Fitness”
(Shell A), “Restaurant” (Shell B), and “Office/Commercial” (Shell C) which are what I believe
the project narrative also states the shells are intended to be used for.
With these uses the required parking is, as per Bozeman Code table 38.540.050-3:
Shell A, Health & Exercise: 1 space/200 sq ft @ 1603 sq ft = 8 spaces required
Shell B, Restaurant: 1 space/50 sq ft @ 880 sq ft = 17 spaces required
Shell C, Office: 1 space/250 sq ft @ 1217 sq ft = 4 spaces required
TOTAL: 29 spaces
Due to this error the required number of parking spaces shown on the Parking Analysis is 23
spaces too few, and the required number of spaces should be 80 spaces, not 57 spaces. With
the current stated reductions of 27, the revised total required should be 53 spaces. The 32
they will provide is far short of enough.
Please require the developers to show they will provide sufficient parking. The current
business uses at their property already fill neighborhood street parking on a daily basis,
leaving little room for residents on Peach and Wallace. They are proposing they will provide 32
spaces which is what they currently provide. It works right now, but the additional proposed
uses will surely create need for more parking which is not available. Or an even better solution
would be to require the developers to come up with a more modest plan, a building half the
size, that fits within the means of the neighborhood. Thank you for considering these
comments and taking time to carefully review this project.
