To: Tom Rogers Email: trogers@bozeman.net Dear Mr. Rogers, This letter is regarding the upcoming meeting this evening concerning the zoning designation for the parcel located at 2303 S. Third Ave., in Bozeman (S24, T02, R05E, Tract in NE Cor NE4NE4 1.0 AC.) A letter was sent previously by the Overbrook Condominium Owners Association Board of Directors objecting to zoning of this property to anything other than R1. In addition to our concerns in that letter, I would ask you to consider the Bozeman Municipal Code/Code of Ordinances, Article 5 – Project Design. Division 38.500.010 – Purpose D. Ensures that new developments within existing neighborhoods are compatible with, and enhance the character of Bozeman’s neighborhoods. I believe the zoning of the property at 2303 S. Third Ave., in Bozeman should be zoned R1. The neighborhood is single family housing. The lighting on all of the buildings including the Overbrook Condominiums has low lighting. The neighborhood has a pastoral feeling of open space. The noise and lighting and increased traffic of this proposed development would not be compatible with this community.
