Good evening - I am writing you today to express my concerns and opposition to project #21337, the Canyon Gates development, as it stands. I have been a resident of the Legends at Bridger Creek neighborhood for over a decade, purchasing a home in 2011. We’ve generally figured the subject property would eventually be developed congruent with our neighborhood, never considering what is being proposed. I do not support annexation and zoning of this property to allow for R- 4/R-5/B2-M. Allowing this type of zoning to occur in our neighborhood is highly irresponsible, and most certainly puts developer dollars ahead of the Legends residents and outlying communities. This is a “core” type of project, yet it sits far from the cities core. As the project is currently being proposed, there is no buffer between current R-1 and B-2M, this does not exist anywhere else in Bozeman. Project #21337 does not blend into the current neighborhood and is not cohesive with the existing zoning and it's residences. There is no near-term expansion plan for the roads around this site and traffic in the area is already an issue. Story Mill, Rouse, and Griffin are often overwhelmed with commuting traffic, not to mention a powder day at Bridger Bowl. Additional traffic will route through our neighborhood presenting additional safety risks. Train traffic completely isolates this end of town causing closures with no reasonable way to get around. This can cause limited access to emergency services, slows response times, and cause additional traffic congestion. I do not feel the proposed zoning for Canyon Gates is representative of Bozeman’s goals to retain the character of the city, particularly in this area. However, I do believe R-1/R-2/R-3 and potentially a small section of B-1 along Story Mill Rd and Bridger Rd is more in line will all the goals outlined in the 2020 Community Plan.
