Dear City Commissioners,
Thank you for the opportunity to comment on the Canyon Gate #21337 application.
While I live in the Northeast Neighborhood I am not an immediate neighbor of the parcel in question. I understand
there are many details that have many people and at least one Zoning Commission member concerned. I trust you
will take those into consideration.
I also understand that most of the people in favor of this development have some ties to HomeBase Partners - the
entity that stands to gain most from a development here.
In my opinion, such a massive development - and one that requires a change of zoning - is woefully ill-conceived,
premature and fraught with issues. Here are just a few that come to mind:
Transportation
The transportation corridor via Rouse Avenue and L Street with the railroad crossing is already a traffic trap and
poses issues for emergency vehicles.
Schools
Hawthorne Elementary is already nearing capacity. Where would elementary aged children go to school?
Water
We keep hearing Bozeman’s water supply is in question. How can we keep considering massive developments such
as this and yet still be good stewards of water?
Please do not approve the Canyon Gate application.
