As a long time resident and long time local architect I do not agree with the upzoning of this
particular piece of property and the potential to build mid-high rise, higher density in thislocation. This area is one of the gateways to the Bozeman community for most of us who
utilize the M trail and Bridger Bowl. Not only is this project unsafe due to the railroadcrossing which many have attested to, it will also be an unpleasant looking density grouping
surrounded by more rural parcels. It will be partially utilized by wealthy individuals who canafford to leave a place empty and use it a few times a year to ski or recreate. This is not
missing middle housing. The land should be utilized for up to R-3 zoning that will actuallyprovide smaller apartments buildings, duplexes and single family residential with ADU's. This
also is better for the wildlife that live in this area that will be displaced since there is no planfor open space/parkland in the project. If the group was offering affordable housing, a strategy
for real missing middle housing or any refuge for wildlife, I might feel differently. What doesthis project actually contribute to Bozeman that should make the Commission want to approve
this in this location.
I am not a naysayer on density or density for housing. Density is good in the core of Bozeman.It belongs off of 19th, 7th, Mendenhall & Babcock and other close by areas in the core. This
project will create more sprawl and unsafe conditions. This group of builders have shown thatthey will build to the maximum that the zoning allows them. They will maximize the height
and density it is upzoned without sensitivity to its more rural context. I strongly believe as aprofessional and resident of Bozeman that the City Commission should listen to the Zoning
Commission and not approve this application.
