I believe I have a somewhat unique perspective as my wife and I lived in the proposed Canyon Gate area (Bridger Creek- Phase 2), for quite a few years before recently moving to the Merin condos downtown, built by HBP. Please note that I have no 'skin in this game', except for being a resident of Bozeman wanting the city to be thoughtful as we experience the growth we are experiencing and the inevitable growth of the future. With that as my guiding principle, here are some basic concepts I would ask you to please consider: General: 1. The reality is that the city needs more housing, not just 'affordable housing', but just more housing. 2. While much of new housing from HBP is on the higher end of quality and cost, another reality is that they sell out, often before the buildings are even finished, which was the case with the Merin. 3. While you might hear that "everyone buying is coming from California", that is not correct as I would estimate that 50% of the residents of our building are from Montana; some like us, have simply downsized and have moved from larger homes in Bozeman. 4. Higher density developments generate considerable tax revenue for the city, without impacting costs to the city to any great extent. 5. HBP builds attractive developments, which despite what some would claim, have added value to the city as we strive to accommodate growth, while keeping the city appealing in its appearance. 6. Building up or building with higher density is better than sprawl. 7. The Commissioners are cautioned against being swayed against one particular developer just because a few individuals are resentful of some past projects. To have a bias against HBP, given what all they have done to preserve and enhance the downtown core would be a mistake. Canyon Gate: 1. Some would have you believe that this development is in Bridger Canyon. It is not. 2. Some would have you believe that this is a pristine rural setting. In reality it is a busy corner,(which already needs a signal), with a blacksmith shop and an ice making business directly across the street. Just down the street is the maintenance shop for the Bridger Creek Golf Course. Across Bridger is the affordable housing development and the Story Mill Park. 3. Regardless of this particular proposal it would be helpful to do the annexation. Living in the area we often did not know who to contact, the city or the county when there was some sort of accident or road issue. The patchwork of county and city land in that area really makes no sense. 4. It is true that there is a train track to the south of this development. I have been caught waiting for trains many times. But if this is a reason to deny this proposal, then the Bridger Creek Development (phases 1-2- 3), Legions and Creekside should have been denied in the past. At some point this issue needs to be addressed, but this is a city or state issue, not home builders north of the tracks. 4. Finally, I suspect if you work with HBP the city will most likely end up with an attractive mixed use neighborhood that enhances, not distracts from this area of our city. Again, my purpose in writing this is simply to add some perspective as the city examines this proposal, and as you weigh future proposals from HPB and other developers.
