I’m a Bozeman resident who lives in a different area of the city. I have no association with Home Base Properties. Although I support annexation of this 24-acre parcel into the city, the Canyon Gate proposal is too dense for this area that lacks city services and is encumbered by the traffic and safety issues especially associated with the train tracks being the conduit between the Story Mill area and the city. I agree with the specifics of the many comments already made on these issues. I am concerned by the violation of the Bozeman Community Plan regarding Theme 2, city of unique neighborhoods since this proposal counters the existing unique neighborhood and its sense of identity. I am especially concerned that the proposal violates many aspects of Theme 4 regarding the natural environment, parks, and open spaces. This area is a wildlife corridor where bears, elk, deer, etc. are commonly seen in transit in between the Bridgers, Story Mill Park and increasingly in the Indreland Audubon Wetlands Preserve. Story Mill Park has become a destination for respite for my family and many others in the city. The density proposed by the applicant is counter to the family-oriented recreation and environmental educational aspects of this area. Similarly, I am opposed to the applicants’ proposal to pay cash in lieu to meet the open/space park requirement. There is ample space on this parcel for trails and open space which would complement the existing neighborhood and other planned development in the area. In summary, I for the reasons stated above and the comments others have made regarding inappropriate density, I request that the city commission deny the Canyon Gate #21337 proposal for this 24-acre parcel.
