I support the annexation of Canyon Gate and the proposed zoning. Bozeman's housing shortage, which is of
concern to all of us, will only get worse if we forbid the building of dense housing. Furthermore, denser
living arrangements emit significantly less carbon per capita than detached single-family homes. Increased
density and mixed-use development allow people to live closer to amenities, businesses and workplaces,
reducing transportation emissions and traffic. The proposed zoning will also allow development that will be
more valuable to the city, in terms of tax revenue, than low density housing; it is in the best financial
interest of the city and its taxpayers to encourage development that will actually generate enough tax
revenue to pay for the long-term costs of maintaining the infrastructure that serves it. We need to consider
the benefits for all, not just the complaints of the few who are afraid of change in their backyard. If the
commission is serious about addressing the housing crisis and climate crisis, it should approve the
annexation and zoning.
