City Commission and Community Development,
I'm writing in support of Canyon Gate Annexation, App 21337. Theproposed annexation aligns with Bozeman's adopted Community Plan and
Future Land Use Map. From a planning standpoint, this location makes
sense for infill and increased density. There is good water, sewer, and
transportation network connectivity.
Two notes in terms of transportation connectivity:
First, the intersection of Bridger Center Drive and Story Mill Road isalready dangerous and in need of improvement. If additional housing and
destinations are to be developed kitty-corner to Story Mill Park, this
intersection must be improved to provide safe crossings for all users (and
especially bicyclists and pedestrians). At least one person has been runover in this intersection with life threatening injuries in the past few years.
Second, adding density along Bridger Center Drive may tip the scales in
terms of needing grade separation with the railroad crossing on Rouse or Lstreet. A grade separated crossing on L Street would serve both the
vehicle and bike/ped networks that cross there, and would also support
the "quiet crossings" plans for the Northeast Neighborhood. (I believe an
engineering study for such a crossing has recently been added toBozeman's CIP.)
The proposed zoning seems high relative to what's in the neighborhood
currently but appropriate for the long term—allowing for near-termdevelopment and a gradual long-term increase in density. The use of cash
in lieu of parkland seems appropriate given the proximity to the Story Mill
Park.
It's a simple fact that Bozeman needs more housing. If approved, this
annexation will lead to housing being created in a sensible location and at
densities compatible with the co-emergence of housing and retail. There is
reason to hope, with the zoning designations proposed, that the futureresidents of this neighborhood (and the Bridger View neighborhood acrossthe street) might someday live within walking or biking distance of a
grocery store. If we're going to have additional development in town, this
seems like a better location than sprawling west into the valley.
