Dear Bozeman City Commission, I writing in regards to the proposed zoning changes for Canyon Gate #21337. We live at 1620 Boylan Road and I’m sure you have received many letters from my neighbors with concerns on the impact to our neighborhood. My concern impacts a large percentage of Bozeman residents, not just residents that live in our neighborhood. The high-density zoning change will have a huge impact with the increase in traffic. The addition ofeach door/unit to the neighborhood will add at least 1-2 vehicles to the road causing congestion atthe intersection of Bridger Canyon Drive and Story Mill Road. Bridger Canyon Drive is the only reasonable means to access the Bridger Canyon area, unless future traffic delays cause traffic to reroute though Kelly Canyon Road or Jackson Creek Road which would cause new problems for the residents in those two rural areas. Bridger Canyon Drive is used by working commuters as far away as Clyde Park and skiers at BridgerBowl and Crosscut use this road in the winter which greatly increases the traffic in the mornings andafternoons. If the proposed zoning is approved, it will add hundreds of vehicles causing bottlenecksat the entrance of Bridger Canyon especially in the mornings and afternoons. This is in addition tothe increase in vehicle traffic that will be caused by the additional housing currently underconstruction at Story Mill Park. Any increase in density zoning will have an exponential traffic impact to this area. This increase in traffic will make it more difficult for the truck drivers that are based or operate in our area (bottle distributors, lumber, USPS, Fed Ex, UPS, waste disposal, etc.). These truck drivers are already dealing with traffic and train stoppage issues that should be addressed before adding hundreds of cars to the road. Cyclists will also be impacted, since they use Story Mill Road as a means to access the rural rides onthe North and East sides of Bozeman including the paved trail to the “M”. Additional traffic on thisroad will increase the conflicts between cyclists and vehicles. It’s well understood that Bozeman needs more housing, however please consider a maximum zoning of B1 & R3 for Canyon Gate #21337 to maintain the great Bozeman life style.
