The site is located on the noth-east corner of 300 North Willson Avenue. It is surrouned by West Villard Street and West Beall Street
on the North and South, and North Tracy Aenue and North Willson Avenue on the East and West. The portion of the existing medical
office building proposed for demolition is the small rectangular one-story projection on the northeast and its associated basement. The
basement elevator maching room and access will remain and a new concrete roof slab and subgrade water proofing will be provided. The
exisitng structures to remain will be patched and repaired as necessary. The existing north entrance will remain as an emergency exit and
two (2) new exteror exits will be added. For more information, see the proposed site plan exhibit, attached.
As detailed in the Historic Property Record, “readily available information indicates that the building does not possess any clear association
with significant events or persons in history, either locally, regionally, or nationally. [The] property lacks any important elements of
integrity including location, design, setting, materials, workmanship, feeling, or association to recommend possible nomination to the
National Register of Historic Places.” In effort to revitalize the B-3 district, the structure proposed and associated site features are slated to
be demolished following the City of Bozeman’s approval. The building to replace the current structure at the site is still in the preliminary
stages of design but will be submitted to the City through another application. Given that this site sits within Bozeman’s B-3 district, the
applicant is exploring development opportunities that encourage a pedestrian friendly street frontage and downtown density.

Contractor to verify all existing utility locations prior to all demolition activity.
Contractor to cut tree roots at property line as noted per plan, do not disturb adjacent properties.
Do not disturb site features noted as to remain.
Franchise Utilities. Contact utility service provider for service disconnection prior to demolition of any franchise utilities. Remove
overhead power and communication lines back to property line. Remove gas service to the property line. Mark end of gas line.
Maintain services to the existing structure to remain.
Water Service Demolition. Contact water department prior to demolition to verify that water can be shut off at curb stop. Remove
water service to existing curb stop, and cap at curbstop. Leave curb stop in place. Maintain service to the existing structure to remain.
Sewer Service Demolition. Remove sewer service to property line and cap at property line. Mark end of service with a 2x4 post
painted green. Maintain service to the existing structure to remain.
Site Demolition. Remove all building foundations, asphalt, concrete, and other surfacing materials and aggregate base courses as
shown on the plans. Do not damage or remove surfaces outside of property line.
