PARKING NARRATIVE
Building 3.4 includes 44 residential units and 45 below-grade structured parking stalls.
Figure 1 shows the base residential parking requirements and calculations for parking reductions for on-street parking and transit
availability resulting in a requirement for 34 off-street parking stalls.
Figure 2 shows a summary of residential parking required versus off-street parking provided. The 11 stalls above the parking
requirement will be used to support other uses in the North Central Master Plan.

Four bike parking spaces are required (10% of base parking requirement of 44 stalls before reductions) and 66 are provided.

Unified Development Code (UDC) Requirements
Parking requirements are contained in Division 38.540 of Article 5 in the Bozeman
al Code that is part of the Unified Development Code (UDC). UDC

North Central is designed to be a model for multi modal accessibility through
estments in a range of mobility options, including structured parking. The
project includes a mix of uses including residential, office, commercial/retail, and
restaurant and its location in Downtown Bozeman is accessible via walking,
biking, driving, rideshare, and transit. To support the vision for North Central as a
pedestrian focused project with a carless alleys and public spaces the project at
build out be supported by 100% structured off street parking within buildings
to create more open space, a dynamic public realm and a memorable pedestrian
experience. Parking will be shared among the different land uses on site to
ensure the system is being managed efficiently. North Central have
expansive bicycle parking and amenities for residents uding carshare
vehicles. Office, retail, and restaurant workers have access to ample and
quality bike parking and facilities including and lockers

PARKING DEMAND
Unified Development Code (UDC) Requirements
Parking requirements are contained in Division 38.540 of Article 5 in the Bozeman Municipal Code that is part of the Unified Development
Code (UDC). The UDC provides several parking reductions that will be utilized for North Central as shown in Figure 2.

Building 3.4, as currently designed, modifies the Master Plan as follows:

Based on the revisions noted above, Building 3.4 has 12 parking spaces that are allocated to alternate uses by the North Central Master
Plan. This is in addition to lowering the parking demand of the building by 4 residential units.

Bike parking is required for residential. A total of 66 bike stalls are provided in Block 3.4 (See Figure 7).

OVERALL MASTER PLAN
The table below reflects the current North Central MSP submittal parking count at Phase 2. This indicates that the parking for the Master
Plan works when the surface lot at the Building 3.4 site is removed and Building 3.4 is constructed during Phase 2. Note that the overall
parking demand of Block 3.4 has been reduced from the original master plan, as outlined on the previous page. Thus with Building 3.4 as
currently shown, there will be a lower parking demand than initially planned with respect to the overall master plan parking requirement.
