Dear City Commissioners:
I am wholeheartedly for an increase in urban density to manage growth, but I am opposed to
HomeBase Partners request that the Canyon Gate parcel be rezoned to include B-2M, REMU, and
R5. This is a leap change in density for that area, which is inconsistent with incremental growth in
that area, light and air provisions, allowance for transportation growth via road expansions, and
maintaining wildlife habitat.
I am in favor of compatible urban growth via rezoning of maximum densities of R3 and B1.
Aside: It would also be nice to see, when the city approves such up-zoning, that we get something in
return from the developers that is consistent with our city’s long term goals of affordable housing,
sustainability, or conservation, etc. The developers are motivated to do so since they will make
money from development; the city should get something in return from a suite of options. I.e., can
we use up-zoning as a negotiating tool of sorts?
