Bozeman, Mt. I am very disturbed and worriedabout the plan that The Home Base Partners hope to develop on the cornerof Bridger Drive and Story Mill Rd. This project is adjacent to Legends. As you know, Bridger Drive is the transition corridor from town to thelarger parcels and the ski slopes. Our Legends neighborhood is at thebeginning of that transition. Legends neighborhood is a welcoming andfamily based subdivision. Our streets are narrow. Children live, play andthrive close by those streets. We live in a safe and quiet community. HomeBase Partners have planned a project of 600+ doors. That would create ahuge impact on our neighborhood and quality of life. I do not live in a bubble. I grew up in a large city. I understand the need forprogress and growth; that is inevitable. In our vicinity we already have theCannery District, 12 acres of B2M zoning at the intersection of BridgerDrive and Story Mill, and will soon have 3 acres of new residential/ mixeduse development in the Stockyard on Story Mill. I know what high densityliving is like. When I moved to a smaller town, I realized a huge increase tothe quality of my life. And when I moved to Bozeman, I felt I had a highquality of life. I chose community over congestion. Will you choosecongestion over community? This is a tremendous amount of growth in a short amount of time. Toreiterate, our streets are narrow. The train often crosses those streets -morning, noon and night leading to bumper to bumper traffic many timesduring the day. The train can currently cause a 20minute wait time. Whatwill the congestion be when we are living and working in a high densityarea? We have the new Law and Justice Center on the south side of those train tracks. The hospital, fire and police stations are also on the south side ofthe train tracks. Time is of the essence in any emergency. Add to that, thegrowth in excess of 600+ doors will clog traffic greatly. This will lower ourquality of life. Children need to go to school and adults need to go towork. We chose to live in a friendly town rather than an expanding city. Home Base Partners with the 600+ household occupancy and an addedcommercial district will be overwhelming to this subdivision and theadjacent area. 600+ households plus parking, 5story commercial buildingswith parking on a 24 acre lot will not allow sufficient room for open spacefor nature, for children to play and grow adjacent to their homes. We livein Montana. For me, thoughtful and well planned growth is positive growth. I can getbehind that. The proposed plan the Home Base Partners, B-2M, REMU, andR-5, is extreme. I think a positive compromise for Canyon Gate would be tocreate a maximum zoning of B-1 and R-3. Neighborhoods and businessesin a medium density plan, could work in our community. I believe thatHigh density is not a positive fit for Bozeman. Please choose Community over Congestion.Jane Roberts1450 Boylan RdBozeman, MT 59715
