Dear Commissioners, I strongly urge you to deny the zoning changes requested by HomeBase Partners for their project on Bridger Canyon Drive. I feel that the project might be better suited for DowntownBozeman, not the scenic gateway to Bridger Canyon. The potential for 4 to 6 story buildings in that location is totally inappropriate and inconsistent with the existing neighborhood. Theproposal currently is much too large for the site and would add a significant traffic burden to the neighborhood. The developer cites a need for mixed use commercial, but there is alreadysignificant commercial development close to the existing site. I also resent that once again, the developer wants to avoid providing the required open space, but rather take advantage ofthe open space provided by other developments. As many people (particularly those in the neighborhood) have said, this is the wrong development for this location and should be scaled down if allowed at all. R-3 Zoning ismuch more appropriate for this area and could provide appropriate and much needed housing. The site lends itself to a more modest development, but we all know that HBP always wants todevelop to an excess in order to maximize their profits. Perhaps this is the right time to force them to scale back, accept less profit, and respect the character of an existing neighborhoodfor a change. Bozeman does not need more of the high end rentals best suited for out of town owners that HBP is known for, it needs affordable housing for a workforce that is fleeingBozeman for lack of appropriate housing. This project will add to, not alleviate the housing problems in our community. Thank you for your service and for the opportunity to comment on this project - deny CanyonGate!
