Dear Bozeman City Commissioners
I would like to add my opinion of the Canyon Gate Development on the corner of Bridger Drive and Story Mill
Road.
I believe that the land should be annexed into the city but not at the zoning density requested by the developer. The
zoning being requested does not meet the criteria in the Community plan particularly, it isn’t compatible with the
surrounding neighborhoods in its use of setbacks, building height and lot coverage. The proposed zoning of R-3, R-
5, B-2M and REMU are much too dense in comparison to the zoning in the surrounding area. Zoning that would be
beneficial to the area and fit in could be R-3 and a small portion of the land designated B-1 Neighborhood business
district with services that are frequently required by neighborhood residents.
I frequently walk but do not live in the neighborhoods that will be affected by this annexation and couldn’t imagine
what a loss it would be for the city to not keep the zoning compatible with the surroundings.
I grew up in Bozeman I have lived here most of my life and I realize that changes are are part of living here.
However this type of growth does not do anything for our community. In fact, it diminishes everything that
people live here for.
