Dear Bozeman City Commission,
I am writing to express my opposition to project proposal #21337, Canyon Gate. I support
the annexation and development of the parcel but not the zoning recommendation
contained in this project proposal. This is the second letter I have submitted. The reason for
the second letter is due to the learning I have experienced over the last 1-2 months,
specifically, reading the community plan, future land use and speaking with local residents
and development experts.
I support zoning of R-3 and B-1 which better aligns with the intent of the Community Plan
and adheres to the Future Land Use Map which explicitly allows for numerous possible
zoning designations.
The developer is proposing a land-locked section of R5, our own Unified Development
Code states that R5 “is appropriate for areas adjacent to mixed-use districts and/or served
by transit”. This would be developed in a R1 neighborhood with no arterial transit road
connecting to the R5 zone. This would have a significant and negative impact on the
surrounding community, neighborhood and families. A zoning of R-3 would allow for
residential medium density supporting higher density and blend with the existing R-1 and
transportation infrastructure.
In addition, the developer is proposing B-2M, another egregious proposal given the density
of homes in this area and supporting commercial zoning in the immediate vicinity plus more
in the Story Mill development. Recognizing the need to have mixed use, I’d suggest the City
Commision accept a zoning of B-1 which would appropriately match the and support the
current residential zoning in this area.
I trust the city commission will consider these factors when making their decision related to
this project, the impacts their decision will have on the surrounding area but also the
Bozeman community at large.
