I am writing as a Bridger Creek Phase 1 resident on Par Ct. and requesting you
vote against Home Base Partners’s development plan for Canyon Gate.
Approving a proposed high density development in this area does not meet thecriteria in the community plan and goes directly against the character of the
district and is highly questionable appropriate use of the land.
As can be witnessed on a daily basis this is a key wildlife area.
Please reference EPO-2 Work to ensure that development is responsive to naturalfeatures.
& Section 38.100.040 of the UDC discusses promote public health, safety andgeneral welfare by in part requiring development in harmony with the natural
environment"
In addition this area is lacking proper infrastructure including reasonable access tofull emergency medical support. Ambulances often get blocked by the train in
emergency situations coming and going to the hospital. Reasonable Fire responsealso needs to be considered. Adding more high density units in this area is
reckless and will exacerbate this concerning situation
I support annexing this property for park space due to daily wildlife use and someR3 residential but anything more is overkill. Please look to the neighboring
Legends development as an example of proper zoning to allow reasonable trafficflow, safety, open space and consistent with the character of this area and proper
use of land with a significant amount of open space for wildlife consideration.
Please vote against Home Base Partners’s development plan for Canyon Gate inits current proposal. This is not the right place for high density development.
