Dear Mr. Knapper and the city of Bozeman,
As a Bozeman citizen and resident of the Legends II subdivision, I am writing to express my
deep opposition to the proposed zoning of the Canyon Gate development (Project No. 21337).
I understand that the land located on the corner of Story Mill Road and Bridger Drive will likely
eventually be developed, but I am opposed to high-density zoning, and the current proposal is
not in the best interests of the nearby residents and surrounding communities, nor does it
align with the current character of the area.
I urge the city to maintain the original intent of the established community and zoning to align
with the current development patterns for the area. A maximum zoning of B1 and R3 would
still help protect the district character and appropriate land use while allowing for moderately
dense housing and neighborhood-scaled commercial to be built.
The reasons for my opposition to this development as proposed are numerous. Of particular
concern for me are traffic and safety impacts. The proposed roadways and traffic flows are in
direct conflict with the safety of so many young children, including my own, and other
residents in the neighborhood. The proposed plan appears to ignore the original roadway plan
of the subdivision, re-routing roads directly to Story Mill, which will result in tremendous
traffic and safety impacts. There has been a distinct increase in vehicle traffic and train delays
in just the last few years. In fact, even without this subdivision as proposed, I have concerns
about safety related to lengthy train delays on Rouse Avenue, which regularly cut off
emergency access to my neighborhood. The issues with the train crossing and access for
emergency responders must be addressed, and it’s important to do so before approving large-
scale development and potentially increasing the risk.
I urge you to seriously consider these concerns and limit the zoning in the proposed area to a
maximum of B1 and R3. Thank you for your consideration.
